Browse Forums Building A New House 1 Nov 25, 2010 9:34 am Hi Everyone, I am just wondering how far into the build was it until you met and had first contact with your SS? We are currently into our third week of building and framing stage and still have not heard or met our SS. We went to the block yesterday to find that the doors put in were at the standard size although we paid for all doors to be upgraded to 2340mm. I assume this is something I need to discuss with my SS. I informed our customer service contact about the doors and her response was, 'I have informed your SS and he will contact you in due course'. Not really happy with the response and I was informed two weeks ago that the SS would make contact with us in a few days time. Is this normal or should we be in contact with him by now? viewtopic.php?f=31&t=40976 Aug 26/10 -Land settle Oct 1-Signed UE Nov 4 -Site Cut 22 -Slab 26 -Frame Dec 17 -Lock Up Feb 1/11 -Fixing Mar 31+Apr 14 -PCI cancelled Re: SITE SUPERVISOR 2Nov 25, 2010 10:05 am We are probably about 3 weeks away from handover (most things are done except driveway and carpet) and are yet to have any contact with our SS. We were originally advised that once the roof was on, we would be given his phone number and could contact him if we needed to. Once the roof was on and we had an issue, we asked for his phone number and were refused as the client liaison said that we had no need to contact him, and the CLO would direct our query to the necessary person. So to this day, we don't have his phone number. This infuriated me originally, but I couldn't make them give it to me, so I just had to get over it. I can only assume we will meet SS at our PCI. It would be nice to speak to him, to find out when PCI and handover are likely to be. And he arranged a wall through at frame stage. I would personally feel more comfortable knowing or at least meeting the person who was ultimately responsible for building your house. We have his phone number but he calls us every Friday without fail. Maybe try and organise a time to meet him onsite? I'm still to hear anything from him. I haven't pushed the issue too much but they can hardly complain if I go onsite without him being present if he never contacts me. I understand they would get nagged all the time by some clients but I don't think they should punish other clients for their behaviour. Also I am paying a lot of money for this house, not just money but time and effort and I feel we deserve to be able to contact our SS if we have an issue. It infuriates me aswell. It doesn't seem such a hard thing to do to me. Hopefully you will meet you SS at PCI which hopefully isn't to far away. Looks like we will still be waiting to meet ours...lol sleven Wow our ss contacted us as soon as our file hit his desk which was even before site scrape and porta loo. I too would feel better knowing the person building my house. I feel like we are made to feel that we are not allowed to call if we have any issues. Since the site scrape I have contacted our customer service contact twice and on both occasions I was made to feel quilty that I had even made contact. Mind you we only get a two lined email every two weeks stating what will happen next. I think it is a pretty poor effort for an update. Well I will give the SS a few more days and if no contact I will push the issue and ask for a meeting onsite. Thanks for the advice. Machiars We haven't met ours yet, and we're close to hand over. Though she calls weekly to inform us of the progress. Oh I am disappointed with service we are getting now. Like I just mentioned we don't get any phone calls just an email every two weeks stating something like frame is due to be completed by the end of this week and then the gutter/fascia and roofing will start. andynmel I was told over 5 weeks ago that we would hear from our SS in a few days time. Haha true I will remember that if they ever have a go at us. Thanks for the tip. They have never sent an email advising what is happening next, but will answer the question vaguely, if I ask. I think we've had a couple of phone calls, one was to tell us our slab had been poured 2 weeks ago (like we didn't already know that), and the other to tell us that the gyprock was done a couple of weeks ago. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: SITE SUPERVISOR 8Nov 25, 2010 2:31 pm We never had contact for two months with our ss until we were up to the bricking stage of our build and mind you our cabinetry was going in at the same time the bricks were going up.
IMO I would be checking on the progress and quality of the work so far on your build and try and go there every few days. If you’ve had no contact by your ss, who’s to say the work is being checked by your ss after the trades have been there (we learnt this from personal experience) . Our ss made us liaise directly with all the trades ourselves - brickies, painters, tilers, electricians… He just gave us their phone number and told us to sort it out ourselves – lol! We only found out that you’re not meant to do this when our builder took over our build in the end from the ss and I informed him that half our downlights were in the wrong spot and I had already phoned the electrician and he is sorting it out. The builder said that we need to contact him with this stuff and not go straight to the trades. I was like well we’ve had to liaise with them the whole way through so how was I meant to know the correct procedure – we’ve never built before! DH wants to owner build next time. He thinks we did so much work on this build that the next one should be far easier even if we do decide to OB!! IMO I would be making contact at least to touch base – it’s hard cos they make you feel like you shouldn’t be contacting them for anything, but at least it may give you some peace of mind… SITE SUPERVISOR 9Nov 25, 2010 3:25 pm Thanks n&n for your guidance. I would have no second thoughts in contacting our SS if we had his number. I think it's ridiculous you pay all this money and they don't give you a number to call and then you call the number you have and they make you feel like crap, but yet they give you no information so that's why you call. I believe they should have information sheets on each stage and what you should expect to see. For someone who has never built before how am I to know what happens in each stage and if it's right. I have no idea what fascia is. But we have been going down to the block everyday as we only live 15mins away and we join it with the dogs having a run. So trying to stay on top of it and make sure all is right in our build. I can't believe your SS though. Did he pay you part of his wages for doing his job?? I get a call weekly from out CSA but no updates from him, unless something is wrong..I might be needing to contact him soon because I am getting an independent home inspector who provides a report to go through our house. Re: SITE SUPERVISOR 11Nov 25, 2010 8:18 pm wow i cant imagine not knowing or talking to our SS! Although from the sounds of it it may be quite common! Ours rang us before any work started and gave us his number. He said he would try to ring wekkly but in all likihood it would be every second. I drive past our build about 15 times a week due to droping and picking up kids from school, and I prob drop in everyday- if anything exciting going on 2 times a day. So he stopped ringing as he realised he saw me enough not to have to hahaha- maybe worth trying! Built our Granton in 2010 Handover December 3rd- wooohooo! Now the hard work has began.... Retaining walls and landscaping Re: SITE SUPERVISOR 12Nov 25, 2010 10:13 pm its really draw of the card. if you get good SS or not mine is okay. i contact him before building start as i want to change tiles and he allowed it. later on he calls most friday (i am bothered if he doesnt call every friday as long as he is contactable anytime, i am happy) and meet him a few times already. we are up to gyprock stage btw i have his phone number and if there is issue, he will resolve it for me. i dont nag or ask him stupid questions. so he knows when i call it is something worth listening to. he knows i visit the visit everyday and there is one day he even asked if anyone doing waterproofing yet. i told him i am on the way on the to the site and will find out for him! i think it depends from company to company. i build with Clarendon and i am happy that i can keep my eyes closely on the house. kpatch: we have door 2340mm too and when they first build is for 2040mm. i called SS and he is aware of it and it was fixed a few weeks later just before bricking. make sure it get fixed before bricking. also i paid top dollar to get house insulated for internal walls (well its more like overpriced job, but i need to have it before gyprock). guess what? when they install the gyprock, some insulation was missing! i went to the house and put all of them back. they kinda of fall of but no one bother to pick them up and put it back. i think SS are there for a reason (mainly just to make sure the house doesnt fall on you) but honestly the best person to supervise the house is yourself even though most company dont allow to be on site. but common, those tradies generally dont care! i go to the site daily, somtimes 2-3 times a day as i live 5 mins away just to check on things and report to SS before its too late. Re: SITE SUPERVISOR 13Nov 25, 2010 11:44 pm My SS is not too bad but seems a little stressed and overwhelmed on a regular basis...oh wait the SS is me Sorry to hijack the thread, just after a little humour at myself atm. Thanks meatpie - I must admit they were quick and fixed the doors the same day we alerted them, well all except one so the next day that was fixed. I'm still annoyed that we only get a two lined emailed every two weeks from our CSL and nothing from our SS. Although when I went to the block today the plumber had left a job detail paper on the ground which our SS number on it. So I am keeping that just in case we need to contact him. It would be nice to get a call every friday letting us know they are on track or whatever. It doesn't seem that a big a job to do.
