Browse Forums Building A New House 1 Nov 24, 2010 10:15 am Hi everyone, I am new here and was hoping that some of you may have some experiences finding a sloping block builder in Sydney that you may be able to share with me. We are now looking for our builder no. 3 with two builders assuring us they could build on our block only to find that they can't. Even wasted all the time going to council with the last only to find it was not going to be passed by council as it wasn't a 'sloping block' house plan. Our slope is not too great, 3m from front to back over 40m and probably 1-2 metres over the footprint of the house. Can anyone recommend a project builder they have used that we could chat to? Alot of them that I have spoken to can't cope with the slope of our block. Due to the cost we really don't want to go to a custom build. Would love to hear some of your stories. In regards to "sloping block" house plan some project home builders have split-level plans. Our house is sloping down from the street and we had the same problem as you trying to find a plan to suit. We went with the Monash from Huxley and modified it to suit our block. Mind you, we haven't made it to council yet and they are not filling me with a lot of confidence at this point. a few other builders said they would look at our block but threw an extra 100K on the price. I can't help with Sydney builders but my advice would be talk to some smaller builders esp ones that build on sloping sites, in the end you can end up paying less than if you use a project builder as many project builders don't like thinking outside the square. You are best to work with the site as much as possible and look combining lighter weight construction (james hardie products) Just the remember the more you cut and fill and have to retain the more it is going to cost you to build. We ended up with only 2 retaining walls one in the house and one at the front it only took one days excavation. A lightweight, flexible structure that almost floats on the site, with minimal impact, meaning minimal excavation and minimal fill. to get that one has to consider design, not just for the dwelling, but for foundations etc. It is a lot of fun. i did click it, still couldnt make it out rofl. in any case, doesnt look like too extreme a slope, you may be in luck.
