Browse Forums Building A New House 1 Nov 22, 2010 7:46 pm We have put a deposit on a block in Arnolds Creek and are waiting almost patiently for settlement which is due around Feb/March After getting to the deposit stage with two other builders we eventually went with Urbanedge. The Tribu 001 is our chosen floor plan. We had our slab poured yesterday and I must say it is very exciting. We are building in Bacchus Marsh. I had a look at your colours and we have some similar items. We too went the barrimundi tiles but we upgraded to the traditional ones i think and we also got the charcoal floor tiles. What carpet did you go for? When is your tender appt? We have found them great to deal with bar a few situations. How are you finding them? viewtopic.php?f=31&t=40976 Aug 26/10 -Land settle Oct 1-Signed UE Nov 4 -Site Cut 22 -Slab 26 -Frame Dec 17 -Lock Up Feb 1/11 -Fixing Mar 31+Apr 14 -PCI cancelled Re: Our first build - Ub@nedge Tribu 001 5Nov 23, 2010 10:36 pm We are so excited I have been reading the forum for some time and have been waiting for the day i could finally post something myself! We knew from everyone here that we have to celebrate the little things, so we went out to dinner with friends to celebrate. We chose the tap cause our kitchen is right at the end of the hall and we felt that having a nicer sink would be better than a standard one. We chose the colour speed for the bedrooms (one on the left) and Tan for the theatre room (right one) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I know this carpet will wear fairly quickly as I see it at work all the time, but we have two little ones and we figured that we wouldnt stress over a few spills and just replace in 5 yrs time. What carpet did you choose? Did you upgrade the tile size? Our tender is booked for the 9th. So far we have found them to be great, we had a problem with our finance, used their broker (wouldnt recommend) and ended up finding our own finance. At the colour appointment we found the girl we had was very nice, she seemed to know when to stand aside and let us battle it out and then when to offer some advice when we were a little lost. She didnt push any upgrades, but we told her from the start we only wanted to chose standard and then if we didnt like anything then we would look at the upgrades. Everything has raced along since then. We had the slab down, the frame and roof followed quickly. We now have the bricks almost complete, plumbing and electrics done. Plaster has been delivered and due to start on Monday. We have an independent inspector do a pre plaster check and he was impressed with the quality of the work so far. Not sure exactly what we are going to use them for but we are thinking of the brick bbq or edging along the garden beds or for around the fire pit. Plenty of time to make up our minds yet. So of course couldnt miss an opportunity for a few photos Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Signed contract for the land 5/6/10 Deposit paid to builder 14/10/10 Tender 19/11/10 Land settled 19/05/2011 Site Cut 27/05/2011 Re: Our first build - Urb@nedge Tribu 001 12Oct 06, 2011 10:11 am Sorry I havent posted for a while, everything happened so quickly and i have no internet so epic post today We have a couple of issues with the build but some I expected from dealing with the industry - we were broken into twice. The first time the stole the kitchen handles and the second time they ripped up our freshly laid carpet and made off with that! But they were quickly replaced, the carpet did take a week but that was due to the fact that they had to order more in. There was also an issue with the tiles - so glad that we visit the site and our site superviosr is okay with this. We noticed the tiles were the wrong colour so we of course went home to check our contract and then back to the house to double check the tiles. We found the invoice from the tile company and they had delivered the wrong tiles! They were supposed to have charcoal on the walls and charcoal on teh floors, they had delievered chocolate for the floor! Rang our SS who rang us right back (on a Sunday) and met us at the house in 10mins (he is a local - which is handy) and reviewed the tiles, he explained he would delay certain things like the plumbing fit off but most of the other stuff would go ahead. The tiler came a started ripping up the tiles and had the new correct colour down in a week. Awesome turn around! We had heard that some builders try to push you into the house before its ready so me n my partner were ready for that, however it ended up that we pushed them to get in sooner, lol. We had the final inspection booked and went off without a hitch - our inspector got really poetic about our insulation in the roof - refered to it as looking like clouds They had nearly everything in great condition - i spotted a few issues and my daily job as a property manager specialising in brand new properties helped train me for this moment, im use to spotting builders stuff ups there was the silicone under one of the sink in the ensuite that needed to be tidied up and a few marks on the lower walls in the hallway and one misisng door stop. We happily signed off on that and had handover the following week! We moved in and have only noticed one more minor issue with the silicone along the shower screen base needs to be tidied up but no water gets through. I have heard many bad building stories and was fully prepared for one of my own, but it wasnt the case - i think that they way they pay bonuses helps, if the site supervisor doesnt meet a certain criteria then they miss out on their bonus for the house. I would and have happily recommended them to anyone and everyone. Nicole1983 - ive sent you a PM. We found it hard to picture how the house would flow when there is no display house. The tribu 002 is on display in point cook and similar to the tribu 001 (we walked through the house with the floor plans from the 001) We ended up staying with the smaller roof height - its a personal desicion. It may cost a bit more to heat and cool, but if you have two houses with the exact same floor plan and one has higher roof height people notice the difference and some think it makes it feel bigger. The cooling system is something i cant comment on as we opted to not get it. We have friends who got evap cooling and hate it and will be installing a spilt system later on. But i know others who love evap cooling. Again a personal decision, also depends on where you live too, if its more humid then evap wont work. We upgraded the size of the floor tiles from the standard 300X300mm to the 400X400mm, IMO it looks great We really didnt upgrade much due to personal preference and with two small kids and three inside/outside dogs (including a great dane puppy) we thought the standard carpet will be good for now and when the kids are older we will reno and redo the carpet. Its also the reason we replaced the carpet in the rear hallway and the family room, with tiles so now the only areas that have carpet are the bedrooms and the theatre room. We added a door on the WIR and Ensuite, which were almost a third of the price compared to other builders (we got quite far into planning with two other builders). We also upgarded the alfresco door to the 3.5m wide double sliding door, it really helps let in more light. We are getting our own electrician (family member) to add in one extra power point and install pendant lights i sourced. The one gripe i have about the tribu 001 is the lack of cupboards in the kitchen and we planned for that and bought a buffet unit for the appliances we dont use daily. They have updated the plans since we have signed but going by our own plans : If we had of though about it prior to signing plans to give the go ahead, we would have looked at pushing the lounge out and losing the alfresco. As we are building a 8m x 4m patio we dont need it and it would have given an extra 1.8 on the width of the family room. We were worried that it would be too narrow but we have made it work. Another idea would have been to swap the kitchen and dining rooms, by putting the kitchen in that square it would have given more room and more cupboards. No idea how much it would have cost to start redesigning the plans but they were pretty good on the upgrades we did. I would also recommend figuring out where you are putting the towel rails now and getting something added behind the plaster - we have had one towel rail come down in the bathroom already, hubby knew it was a possibility when he put it up cause the frame was where he wanted to put the rail. We now have our fences up, dramas there as we have six neighbours We also tried to save about $5000 by doing our own driveway, lol, four people who had no idea on what they were doing wasnt such a crash hot idea, however we intend on ripping it up in a few years once we have the money to get the qualified people in. Im going to try to upload the photos shortly.
