Browse Forums Building A New House 1 Nov 20, 2010 10:14 pm Hi, At the time of PCI, I called for independent inspector to inspect the home thoroughly. The inspector gave us the report and forwarded to our builder. One of the issue inspector discussed in the report was regarding tile expansion joints which he couldn't see. Builder responded on that issue that expansion joints are required in commercial buildings but not in residential homes. We asked for any documentary evidence which builder couldn't produce and now the builder has agreed that as per the building code the expansion joints are to be done. Builder says that "we normally do not do in homes but if you want we can do them for you but expansion joints can be different to your normal tile grout and catch dust etc etc" I need an urgent suggestion from you guys as to what should I do? Should I ask builder to go ahead and do the job or I can leave it as at the moment the tiling of our home is looking fantastic and we doubt that if builder put expansion joints it might not look as good as it is at the moment. How important the expansion joints are? Do rest of the builders normally put? Re: Tiles Expansion Joints 10Aug 07, 2012 4:21 pm I'd like to revive this thread as we are currently trying to find a tiler to tile our living area and corridors. One of the tilers (the cheapest) has said that expansion joints are only used in commercial applications but he is prepared to put one in if we want. He also says that our tiles will crack because our slab has hairline cracks in it. The engineer has assured me these are only shrinkage cracks but we are on clay soil though the slab was put down last November. Does anyone know if this tiler knows what he is talking about or should I avoid him? Some tilers are very pedantic about this and will actually cut the tiles at 5m and make sure there is a joint, where my tiler waits until the next full tile and will put the expansion joint in. They are silicone and are slightly different colour than the grout, but you can barely see them. I've just spoken to the second tiler on my list who also says we don't need expansion joints! Our living area is 5 by 10 though there is a kitchen island and cupboards around the place but, by your tiler's recommendations, we should have at least one. On a more hopeful note, this one didn't tell me my tiles are bound to crack whatever he does. My Builder put them in most of the corners in the wall tiles and the floor tiles as well. I've replaced and seen numerous tiling jobs where there were lots of cracked or lifting tiles because a lazy tiler or builder has failed to do this. One of the worst was at a local F...... Furniture store where there were no expansion joins at all for thirty metres in either direction. Consequently the tiled floor cracked like hell and it all had to be ripped up and replaced. And no, it is easy to hide the expansion join so that it looks exactly the same or very close to all the other tile joins. Sometimes there will also be a construction join in the slab to allow for expansion also which must not be tiled over although not seen a lot on most residential slabs. You can have them "stuffed" with some special filler (can look messy if they are made too wide) OR you can have those nice fancy ones that you see in shopping centres' tiling.
