Browse Forums Building A New House 1 Nov 17, 2010 9:33 pm Hello! first time writer, long time reader i'm currently building NOR and my bank (Keystart) just need a final account and a statement of variations to make final payment and then i can get my keys. I thought the final invoice was the final account but have been told otherwise by my builder who shall remain nameless. Facts: received invoice for final payment end of September contacted a few weeks later from the accounts department enquiring about payment, told them no ones contacted me to book pre-handover inspection - the next day pre-handover inspection was scheduled currently in the third week after pre-hand over inspection i've still haven't had final inspection to make sure all the things are fixed (meant to be after 10 working days i was told) I've sent the documents to release payment etc to the bank already but they said they need those two docs before making payment (but i had to ring to find that out, here i was thinking id done everything i needed to) Needess to say im very confused and can find no guidance from either my builder or from the bank. Builder is to busy to fax off the paperwork, then got told it hasn't been done yet (Apparently the accounts department have not completed my final account though they sent me the last invoice and called me about it last month.) SO! Can anyone tell me is the final account is different to the final invoice? p.s I've made no monetary changes since day one Can anyone help a noobie out? any help is much apreciated Re: Help on final stages of practical completion! 2Nov 18, 2010 12:57 pm I'm not up to that stage yet, but with ours, our progress invoices were based on the amount that was included in the initial building contract. After that, we had variations from prime cost items, colour selections etc, which I believe will be the final invoice. Mine was: Deposit Slab Plate Height Lock UP PCI ( includes Variations and Plumbing fit out ) Handover Each of these payments was a cerian percentage except the PCI had the variations and handover had the provisionals and sitecosts. But I am building again now and is slightly different with only 5 payments scheduled The 10 working days is a real grey area - If you withold payment you are in breach of contract and if they dont complete all items on the PCI to do list you agree upon in the 10 days, then they are in breach of contract. I had the final chq in my hand at handover inspection but was not happy ( still items incomplete and place was so dirty you couldnt tell if something was scratched or dented or just still dirty ) so I put it back in my wallet and said clean it properly and then we will do this inspection again. They got it almost right but typical once the final cheque has been paid they are very slow to attend any further dramas that may arise.
