We have purchased a nice block of land with an old weatherboard house on it in Melbourne’s inner SE suburbs which we plan to knock over when all the plans, permits etc for the new place are completed. In the meantime we have spent lots and lots and lots of time trawling through all the display homes of various builders in Melbourne’s outer suburbs and have finally decided to go with Metricon mainly because of the excellent finishes we have seen in their homes and the design that fits in exactly with what we are looking for for our growing family. At this stage the design we are looking at is the Nelson 43sq double story in Nuvo facade. Although it certainly left us with so much to think about and decide. Some key points from our first meeting... We have decided on our design - the Nelson 43sq, this was perhaps the easiest decision Facade is probably going to be the Nuvo - of course the most expensive one, although without having seen the Nelson in this facade in the flesh, it is hard to really get a feel for what it would look like. Sensing our trouble, our CSC has directed us to look at the Riva Nuvo at one of the display villages as it is the exact same layout and facade. He also gave us the costed upgrade options that are on display so we can work out what on that actual house facade is standard and what is an upgrade. There is certainly lots and lots of render, probably over $20,000 worth.... Seems a bit much so whacking some concrete over some bricks and painting it... but what do I know? Some changes that we are wanting to make include the a smaller entry to the ensuite and the inclusion of a walk in shower, but the current design doesnt quite allow for that as the shower would require more space. Mark is going to talk to the draftsman and get back to us about whether this is possible, and of course how much extra it is going to cost. Also we are looking at extending the garage by a small amount so that we can fit a single rollerdoor that leads into the backyard. After seeing the Nelson situated on our actual block it became evident that is is something that we will be able to do easily and it wont cost too much more which is excellent. After the change to the garage, the biford doors out of the dining room has also been shelved. I wasnt always convinced that bifolds in that location were wise and now after seeing the changes on the site, it looks as though a larger outdoor room might be a better option. Budget permitting of course... It is exciting to see on the potential site map that there will be more room out the back of the house for the kids to play in. Maybe a cubby, sandpit, vegie patch... Who knows. There is much to consider, do we start proceedings (including the large amounts of site tests and assessments that need to be done in a knockdown-rebuild) now and that means building will start in about 4.5 months, or do we wait, rent out the house and start in 6 months? Decisions, decisions, decisions Re: Building out Dream Home - ***** Nelson 43sq... follow us 3Apr 23, 2011 8:21 pm Monday, February 28, 2011...Time is marching on and not much progress It has been a bit hard to concentrate on getting plans in order for the new place with a newborn and sleep deprivation kicking in... We did take both boys over to the relatively new display village at William's Landing in the west for a look at a Riva double story in Nuvo facade. Apparently the facade of the Riva design is in principle identical to the Nelson and as there are no Nelson Nuvo facades in any display villages this was our best bet to see what it looks like in real life rather than the artists impressions in all the M publications. This was a worthwhile trip but it wasn't until we got there that we realised that there are 2 Riva Nuvo display homes in Melbourne and this one was not the one that the Sales Consultant had given us the displayed upgrade information for, that one... is in Mernda, whereever that is? The Riva at Williams Landing was quite ordinary in terms of colours and style and made it still hard to envisage what our home will look like. Another trip, this time to Mernda is on the cards this weekend I suppose. Lachie is getting sick of traipsing around these homes, Hamish on the other hard, slept in the baby carrier the whole time so it obviously doesn't bother him. We also have a list on the go that includes all the options we are considering including so that we can get a price on them....it keeps getting bigger by the day as we think of or see features to include! We took a trip to Mernda to have a look at the facade and I must say it was lovely. We also have some good ideas about colours which is also good. At this stage we are thinking of getting the render of the front facade done post handover. It looks as though it might save us quite a lot of money, we will have to discuss with a renderer before deciding though. I have worked out the kitchen design finally and it is just a matter of getting that priced up. Serious as though you spend so much of life using the kitchen it is really important to get it right!!! I'm considering overhead cupboards that lift up over the stove with a cabinetry shelf between them and the bulkhead. I am concerned about being short and not being able to close the doors once they're up. We have an appointment at Studio M in a few Sunday's to have a tour and get an idea of the basic categories/standard inclusions. It's a start. Well the tour of Studio M turned out to me better than expected with our CSC taking us on a private tour to look at standard options and some of the upgrades that we have decided upon... We then spent another 45 minutes going through all of the changes. Another appointment with him is on the agenda (this time without Lachie who got bored of looking at stuff fairly quickly, Hamish slept the whole time which was good). Here are some of the options we are considering at the moment Increased ceilng and door heights both upstairs and downstairs to 2550mm maybe 2700mm downstairs Increased eaves to 750mm to increase building efficiency Brick infills, flish mortar joints Garage extension and provision of single width roller door for backyard access Double glazed windows again to improve efficiency, although as of 2011, Metricon have further increased the amount of double glazing included as standard as all new homes at 6 star energy rated (they cost a little more because of this too!) Bipart timber door to Outdoor Room Upgrade to Grand Outdoor Room Upgrade to pivot Front Door much like this one Ensuite upgrade to look similar to the display at Lyndhurst Although we are still hoping to be able to include a walk-in-shower for added luxury (read: less cleaning for me ) But apparently this is not requested all that often and we arent sure if we will be able to do this at all without deleting the bath, which is not an option!!! We had a look at Austral yesterday to start narrowing down the brick and tile choices. This one we like the look of and it will go nicely with the greys, mushrooms and charcoals that we are thinking about... It is called Austral Latrobe. Another option is Austral buckwheat. We will probably have a nice charcoal roof tile and either monument or woodland grey fascia/gutters and garage door. Not set in stone but at least it is nice to know that there is something we like and it wont be too much of an upgrade. Settlement is about to occur any day now on the old house and pretty soon the demolishers will move in and knock it over. We have been in discussions with our Sales Consultant and our new CSC (incidentally, our second CSC in as many weeks), we didn’t even speak to the first guy. After speaking with our new CSC yesterday, Cam felt that we were in good hands. She was knowledgeable and pleasant and seemed to know what she was talking about, which is great. We have booked in to go over our preliminary contract on 31 May and have another appointment on Tues 6 June to make our selections at Studio M. Exciting times ahead. So now I am starting to stress out. There are so many decisions to be made and I am worried that I haven’t given the paint colours etc much thought at all . I am interested to know how others chose the colour scheme. Did you do it all on your own, or just say I like that colour in that display house etc? Looks like a trip to look at more display homes is on order! The kids will be so pleased… Until next time… Kirsten Re: Building out Dream Home - ***** Nelson 43sq... follow us 13Jun 27, 2011 12:39 pm 28 May 2011 Settlement Finally… Well tomorrow we finally settlement on our new (old) property, some 3 months late. Going back 5 and a half months, I received a phone call from a real estate agent saying he had just signed up a new property he thought would suit our needs. Yep, a real estate agent saying they had the perfect property for us - wow never heard that before. We had accepted the year was all but over. Anyway, this agent is a reasonable guy and I'd been in contact with him over a period of time so it could be worth a quick look. The property was to be shown only once pre Christmas with an intended campaign in the New Year leading up to an auction date late February. It turns out the property was being sold under power of attorney. The old lady who owned the property had taken a turn and her daughters moved her into an aged care facility in November. We looked at the property (all of 15 minutes) and after a little bit of negotiating we signed the contract of sale mid December with a short settlement on 28 February settlement. We were looking for a long settlement but at a price we were very happy with, a short settlement could be appealing enough to get the deal done. Well it worked. All going to plan until and unfortunately for the old lady she died in January while in care. If that wasn't bad enough the settlement of the property couldn't be finalised as the power of attorney was no longer valid (thankfully the contract was) and the property rolled into her estate and need to pass through probate. Well, it’s now passed probate and tomorrow afternoon we should get the keys. The delay has actually worked out pretty well for us largely because we were able to keep the money in our account - realistically delay drawing on a mortgage. Plus allowed us additional time to work and rework on the plans for the build. A quick update on the plans, we received an updated version of the site plans yesterday from Lynda our contract administrator. Interesting enough, Lynda is the wife of our SC. She seems knowledgeable and very accommodating email a copy to me, with a mobile contact number and per my request leaving a copy at reception of HQ for pick up. HQ is all of 10 minutes from home. Cam Re: Building out Dream Home - ***** Nelson 43sq... follow us 14Jun 27, 2011 12:40 pm 7 June 2011 Preliminary Contract – A retrospective entry… Well it has been one week since we signed out preliminary contract and things have been well and truly moving. And when I say moving, that is exactly the reason why it has taken a whole week to write this post. We have signed a lease to rent a townhouse for 12 months and are moving out of our home next Tuesday. Packing up the house in short burst whilst the kids are sleeping is proving to be a long and arduous process although we are getting there in the end. We attended our preliminary contract meeting last Tuesday with Linda at Metricon HQ. The meeting went well although it we got off to a bad start. You never want to hear “so… do you want the good news or the bad news first?”. In our case it was mostly bad news. Initial soil and site tests on our block have revealed that the extra 1.1m we were hoping to add to our garage at a cost of around $3,000 is now going to cost in excess of $15,000 because we will need to prop up the neighbour’s garage footings on one side… Needless to say that threw a spanner in the works and we are contemplating what to do. At this point in time we have decided to go leave the extended garage in the plans and get a more in depth footings probe done under the neighbour’s garage to see what the exact figures will be. Watch this space. Apart from this item and a few others blowing out our site cost budget by an additional $20k the meeting was reasonably effective. We saved a bit of money here and there (only to spend it again at Studio M and probably electrics too). The only other bone of contention in our plans that we can see (well I am particularly p*#*ed off about) is the need to put obscure glass in one upstairs bedroom and on the landing to protect the neighbours privacy. I am all for respecting the new neighbours right to get around their own house starkers, but this obscure glass also means that the windows have to be awning (rather than sliding) and can only open 125mm. I have a thing with awning windows… I really hate how they don’t allow air flow, now I have them all through my new house and there isn’t anything I can do about it!!!!! After a few variations and a nice cuppa tea so we could discuss aforementioned garage disaster (as it shall now be known), we signed the prelim contact, handed over the dosh and away we went. Today we went to Studio M to complete colour selections but as I am now a stay at home Mum again, my brain is too tired from thinking about ADULT stuff all day and I cant be bothered writing the blog entry about that. I want to do it justice as we all know it is the most exciting part of the process before any dirt gets moved… So perhaps tomorrow if I get some time away from packing I’ll get that entry done… Au revoir! After months of planning, stressing and changing our minds we finally had our colours appointment at Studio M. We arrived bright eyed at 9am at Studio M, we had Hamish along for the ride and although he wasn’t asleep when we arrived, it didn’t take him long to drift off in the pram (perhaps all the talk about brick choices wasn’t riveting enough for him?). So… brick choices… we spent a ridiculous amount of time choosing our bricks, went to Austral display centre, looked at our chosen bricks in not one, but 4 locations across Melbourne’s SE suburbs (with an overtired screaming 12 week old bub in the back on one afternoon). We were decided, it was to the the Austral Latrobe Brick. Perhaps the universe had other plans however, Larissa (our Studio M gal) couldn’t find the sample hanging on the wall and we soon discovered why. 2 weeks ago the Latrobe has been discontinued by Austral and was no longer an option. It was a shame however that the people at Austral failed to tell us that when they gave us the addresses of homes to look at when we went there 10 days ago. Hmmmm… Our second choice the Hawthorn bricks, part of the lovely Melbourne brick range, these too have been discontinued (lucky as they were a Cat 5 and more than we wanted to upgrade). So we ended up choosing a Selkirk Brick called Tawny Heritage, which even though it is a Cat 3 apparently Selkirks Cat 3 are cheaper than Australs, I am sure this is the first of many “what the?” moments that we will have! LOL We got off to the rocky start with the bricks but it wasn’t all doom and gloom, au contraire… The rest of the appointment went smoothly and we are happy with the choices made. It is nearly 9pm on a Friday night, Cam is out on the town with his mates for the night, the boys are in bed, one glass of wine has been consumed and I have been staring at this computer screen now for 1 hour (well, that’s not entirely true, I have been watching the box too and trying not to laugh at Gary Mehigan every time he says “spotted ****”, juvenile, I know) So here goes… the dreaded electrical appointment. The time when you go and spend exorbitant amounts on tiny little lights and powerpoints. “Yes, add 6 more lights to that room please, another double powerpoint there and there, and heres my right arm and left leg to pay for it all” LOL. Cam and I spent a lot of time thinking about the electricals, we had grand plans to put in the minimum amount of lights (battens) then get Cam’s Dad who is a sparky to help make them into downlights later one. We went along to Habitat Consultants with our house plans with powerpoints, internal and external light points and switches all nicely colourcoded…Hmmmmm So in the end here’s the damage… • 4 Junction boxes for future lights to the front of the house • Extra exhaust fan for the boys toilet upstairs (LOL) • Prewire for ceiling fan in grand outdoor room • 64 additional downlights spread throughout the home ($101 each) • Most existing battens moved and converted to downlights • Provision for 2 pendant lights to be hung above the dining table • A few dimmer, 2-way switches • Provision for future evaporative cooling • Provision for future downstairs split system • Spotlights for outside x 4 • Extra light circuits • Bigger meter box • Upgrade all powerpoints and switches to Slimline (remain white in colour) • Stair lights in the wall and provision on ceiling above stairs for feature light • Waterproof powerpoints at back • Surge protection • One additional TV point upstairs All up these cost in excess of @10,000 which is mindblowing… On top of this we upgraded the ducted heating to a 4 start Bonaire system, with a remote control to use upstairs and added 2 additional ducts to the Ensuite and bathroom (the cost of this upgrade for the Nelson design was about $1800 but well worth it in my appointment). The one thing that I was disappointed about was that we weren’t able to use the new technology LED downlights as they were an additional $100 a light than regular halogen downlights. Hopefully over time we will be able to replace these lights with LED, they are so much more energy efficient and I feel a sense of guilt at installing such energy hungry downlights, especially cause I am an environmental science teacher by trade!!! However, as we paid our deposit prior to May 5, the new regulations regarding only being allowed to have an average of 5 watts per square metre don not apply to our build. Whilst I totally understand why such stringent regulations have been implemented, I am a bit relieved that we didn’t have to consider this on top of everything else. I guess in time we will have to post photos of what lights we are thinking for the dining table and stairwell. LET THE SHOPPING BEGIN Kirsten Re: Building out Dream Home - ***** Nelson 43sq... follow us 17Jun 27, 2011 1:17 pm Monday, June 20, 2011 Electrical Appointment done and dusted - PART 2 Continuing on from our last blog, we had our electric appoint last Thursday and over the weekend I noticed a few small items within the electrical paperwork that need either changing or confirming to be consistent with our understanding of what we requested/require. Small things (5 in total) such as a power point at 750mm not at around 100-200mm as we requested and discussed with the sales consultant. It appears they overcharged us for one point but as you know any little overcharges all add up and are worth following up. Yep, they say you need to notify them within 24 hours but lets get real, its an unrealistic time frame. Their '24 hours' ended Friday afternoon, so no one was going to get started on anything at that time, especially on a Friday. The first really opportunity is Monday morning - to which they would have received my email over the weekend. We also had some issues regarding our discussions with the Sales Consultant about the ducted heating controllers. So what does 'in lieu of standard' actually mean? In my world, it means to replace the original wall mounted controller with a remote controller, not in addition too but even after seeking clarification twice, the consultant assured us it means 'in addition' ie we would have both a wall mounted and remote heating controller. Still unsure about whether or not this is the case, I emailed the electrical contractor this morning only to be told that 'in lieu of standard" does infact mean only one controller...Disappointed that their so called 'electrical consultants' dont know the products that they are selling you! There were very limited options on offer at the electrical appointment. Even the downlights within the display houses are not available. I understand display homes are full of 'non standard items' but my money is on 90% of lights are not available. Now that's just taking the *** - in my opinion. Interesting enough, our sales consultant at StudioM has given us around 3 weeks to get back to her. A number of items need to be changed or confirmed there as well, but again nothing too significant. I wonder why the electricals cant offer the same flexibility?? Cam Re: Building out Dream Home - ***** Nelson 43sq... follow us 18Jul 01, 2011 8:21 pm 30 June 2011 More studio M and colour selections. The last few weeks have flown by and we have been snowed under trying to get things organised to demolish the old house and get the final Studio M alterations made along with preparing for final contract signing. First things first. We are still in the process of making corrections on our Studio M selections, especially to the kitchen and wet areas. I just want to make sure that the cabinets are correct and given that we had no internal elevations available at selections we have found it hard to find the right descriptions on the colour schedule. This is slowly being resolved. The last few things that need addressing are the addition of popup chrome plugs (I got that idea at the last minute from Rachel and Sandy… thanks!) and also getting the codes right for all our upgraded tapware. The other major colour change we are considering is to make our lovely 2340 x 1020 front door another colour to make it pop a bit more. We are thinking of making it bright red but it is hard to see how this would look as the ‘Envisage’ program wont let you choose a bright red colour. This is what the front of the house looks like (well it is the closest façade that I could get to ours) and then the picture below if a mock up I did on paint with a red door. Still not decided!??? Next step… final contract Kirsten Re: Building out Dream Home - ***** Nelson 43sq... follow us 19Jul 01, 2011 8:22 pm 1 July 2011 Abolishment… We are getting really close to demolishing the old house now and as a result this week my task was to get the electricity and gas lines/meters abolished. A seemingly simple task, it took all Monday, most of Tuesday and all of my resolve to get these items organised. Electricity was really simple, I rang United Energy, the distributor who told me to call AGL who were the retailer the previous owner used as the electricity was still connected. The lovely guy at AGL opened a non-supply account for me, emailed me the form and I had the whole thing organised in about 10 minutes. Sweet. Gas was a whole other story. Now, I like the odd glass of wine but usually I don’t indulge until the kids are in bed. Monday and my dealing with Origin Energy had me hankering for a crisp glass of Sauv Blanc at about 3pm to try and get me through the rest of the day. It seems that on the general Origin energy phone number, no-one knows how to get gas disconnected. I was on hold for 50 minutes, transferred to 4 different people and when they finally answered I got disconnected and had to start again… that was just Monday morning. Not willing to waste more time on hold, I twittered about my ordeal and tagged Origin on twitter. Almost instantaneously I heard from Claire, their social manager and she had my details passed onto my own private customer service officer who would do all the waiting on hold for me trying to sort this out. Redeemed! Or so I thought. After being transferred a few more times, the guy at National response centre told me I needed the previous owners final meter reading to get the abolishment and subsequent employees told me I needed to create and account, get gas connected, disconnected and then abolished. What the? I threw the towel in at that point on Monday afternoon. 10 Origin employees, over 2 hours on hold, 1 message on twitter and still no idea how to get rid of the gas. Tuesday was a different story. A new call to the National response Centre had me connected straight away with Rylie who was fantastic. She emailed me the form whilst I was on the phone. Told me all I needed was a copy of something with my name as the owner, the meter number and a completed application form. I sent this in on Tuesday night and by wed morning the job was raised and the gas will be taken out ASAP at no cost!!! I can’t believe how easy it was.
