Browse Forums Building A New House 1 Nov 13, 2010 11:40 pm Hi all, As you can see my other post, we are looking to buy a block of land and then start building soon when the land gets registered (in December). I am very excited but met a friend who told me to add 50% to builders quote. Currently land is $320,000, builder quotes $160,000 for basis package and $210,000 for upgrades included (fencing, carpets, landscaping, plus the usual upgrades). What are the other expected costs and how much I should plan for? Like extra $10K, 20K, 50K or lot more. Thanks in advance. For all the items we wanted you could have easily added $30k - $40k with some builders but we didn't have to upgrade much as most of the items we wanted were standard with the builder we ended up choosing. Also to prevent any "surprise" costs make sure your builder goes through ALL of your inclusions and what you are getting for your $$$. Thanks Re: Surprise costs 4Nov 14, 2010 9:11 am Most builders include a set length amount for piers but also add the word "Provisional" regarding extra length of piers if required. Until they start digging they don't know if they will need less than or more than what has been included for piers. Also, hitting rock during site scrape can get expensive. Check your Contract as to how your builder plans to charge for rock excavation and removal in the event they strike rock. From experience, just about everything you see in a display home is an upgrade. As previously posted, you need to confirm the cost of your inclusions. Don't assume that because it's in the display home, you will automatically receive it in your home. Best of luck. Leonard. They are the costs that you can't escape and we didn't find out what they would be until our tender appointment (might be different for different builders though) Our rock provision came to over $8000! We still hope we are going to get alot of this back (fingers crossed!!) Otherwise like the others have said, it all depends on what is included in the package price vs what you would like included. Re: Surprise costs 6Nov 14, 2010 2:14 pm ALL of our costs were fixed once we hit tender - our colours, electrical upgrades and site costs - including our rock removal and concrete piers. But I do agree that site costs are the most unexpected costs that people face when building because so many builders don't fix items like rock removal etc. And in relation to upgrades vs. displayed - there were so many standard inclusions in our display home that we wanted in our actual home which is 90% the reason why we went with this builder. It really does pay to shop around - get all of the standard inclusions lists from the builders you are considering and compare them - this can assist in the decision making process IMO.
