Browse Forums Building A New House 1 Nov 13, 2010 9:33 am Hi guys, I thought I'd ask for some peoples thoughts and opinions. My wife wants to live out west so that she can be close to family who live in Jamistown, Penrith. We have a little boy almost 2 and time with grandparents is important to her. We currently live in Cambridge Gardens which isn't to bad but the house is to small and we get some hoons and problem kids around a bit. We're also now ready to turn that into an investment property and will be a good rental. This though does't leave a huge amount of options for us and also asks some big questions in regards to surrounding areas and median house prices. Here is a list of suburbs I guess close by, I added Oran Park as it probably isn't a bad option to look at and might be considered but its a bit far away. What's important to me is property value growth (we want to get growth so we can continue to invest in property) and being near great schools and good people. I also want to live away from the crap which makes some of the suburbs hard to imagine being surrounded by some nasty areas in some ways. Funny thing I will be starting a job on Monday that is in Penrith.It's an easy 40-45 min drive up the Northern Rd. I read an article in today's Telegraph home magazine about Glenmore Ridge & it sounds like a nice estate too. Have you checked out realestate.com.au as they rate the suburbs & some even have reviews. I guess it will also come down to where you work as I know the M5 can be a nightmare during peak hour. Good luck with the research. The first release was by electronic ballot and a lot missed out so you'd need to find out about that if you want to get in there. There's also a new estate Mulgoa Rise that's directly behind Glenmore Ridge, but I think that will be pricier. Ropes Crossing and Jordan Springs both have entry to the estate across the road from prolific housing commission estates. Glenmore Ridge may have CG as it's cheaper to build in Glenmore Park than to buy established at the moment. Oran Park may have some growth purely because you would be buying in one of the first releases. Ropes Crossing has had very little growth in the past few years (I think it was negative growth last year). Waterside might be a nice place to live too. I would think that Oran Park is a bit far from Penrith. It's fine now without any estates in between Oran Park and Glenmore Park but with estates popping up in between and the expected traffic through Oran Park once the estate is complete (not to mention Harrington Grove next door), you might find the speed limits reduced and a lot more traffic/traffic lights. My family live near Penrith and we are about to build at Pemulwuy. Not great for the oldies to get to us in peak hour traffic but otherwise is not far at all. Land size is a lot smaller though. Land at Chermside At tender stage Re: Suburbs Selection for New Land - Western Sydney 4Nov 14, 2010 8:27 am Hi, I have not long bought at Claremont Meadows only a few km's from Glenmore Park and Penrith. 3km's from nearest rail station at Werrington and close to M4 access, (with a "gonna" from council that "eventually" there will be a access ramp at Gipps St). Presently it is a nice quiet rural type of setting with development under way to make it bigger but not too big. Blocks are a reasonable size (mine 561 sqm). Check it out Claremont Meadows is nice area, only has a primary school though so it is a bus trip for the older kids. Hi all, We are looking to build a new two storey house in western Sydney.
