The patching to my ceiling from the misplacement of the downlights is terrible and so many patch jobs to the doorframes etc is just not good enough. Does anyone know what our rights are in regards to timeframes to get all PCI stuff completed? Can they just get it done "whenever"? We said we'd never build again.... Which is a very long time in my book! Are your door frames sprayed? They should just re-spray them once they're patched, it will always show up otherwise Hope there's some good parts in the house ~*~Moved in on the 16th April 2011~*~ Re: Our Switch Homes Custom - keys in hand 245Apr 12, 2011 6:18 pm Rang BRB and they said it is whatever is in your contract usually 10-14 days but as long as it's liveable they can carry on until the maintenance period!! My timber floor is driving me batty, asked for it to go beneath the oven and the layer said he wouldn't touch the oven so we agreed he would lift it up and just go behind the front legs and we would put a kickboard behind legs - brilliant idea. Well he said that I told him in front of the legs and thats what he has done. Am not happy and it's become a he said she said tug of war and the owners of the company are being unfair about it I feel and that they should have asked us to move the oven or block it up ourselves to go underneath it. The layer didn't get my whole "I want to see the legs" of the oven argument and I just said fine finish it and my husband will deal with it. DH is FUMING about it and the fact I had the payment made already so I am in the bad books. He will be the grumpy bear on the end of the phone tomorrow thats for sure. Tilers finally heading to house in the morning to hopefully fix the floor.. My garage is still full of rubbish from the builders, boxes as far as the eye can see and have been told as they have to repair the footpath, that I should wait until next week when the bobcat comes out to rip up the concrete and they can take it then. We are moving in on Saturday and I said how about all the rubbish - just go and put it out the front and they can get it with the bobcat!!! We said we'd never build again.... You'd think when you get the keys and can choose your own tradies that it might get better. I really hate trying to chose tradies to do work on the house, that's why I tend to do as much as I can myself! I can't believe the tilers haven't been there yet. And they haven't taken the rubbish away! What are they doing?? I'd be demanding it is taken away by Friday if I was you. It's your house and their rubbish! Re the BRB and the contract - I couldn't see anything in the contract that said how long they had post-PCI to fix things. They will say 10 days verbally but I think it's just best-efforts. There really needs to be something in there that specifies they have to have everything done for handover otherwise it just ends up dragging out for months (like lilfeggle has said). We've been told we can have keys as soon as the final payment goes through, but I want everything on the PCI list fixed first. Re: Our Switch Custom - keys in hand, sick of tradies 247Apr 13, 2011 10:14 pm Well Westy the tiler rocked up this morning - DH was there and was told by him he needed to replace 15 tiles to get the falls right but when he called the SS he was told that I told him I was happy with the floor as is and to just replace 1 tile!!! Obvious lie and attempt to get out of the job and order MORE tiles so DH got on the phone to SS and went ape... Was told they won't bring a skip out until the bobcat next week for the footpath which I think is disgusting there is seriously so much rubbish but been told to chuck it out the front of our house... DH has said oh well lets just do that but I am not happy about the amount of S^&( out the front of our house for 5 days before they turn up (and if they turn up). The plumbers haven't come back to fix the bits that they should be including fixing the toilet to the floor but told by SS that it's all done. A big bunch of BS this guy is spinning that is for sure. Texture coaters have been "coming" for 3 weeks now... Still arguing with the timber floor layers about our oven area issue - again telling DH that I agreed to something that I didn't and not wanting to accept responsibility. 3 more sleeps and we will be in but so much they will need to fix still afterwards. Re: Our Switch Custom - keys in hand, sick of tradies 248Apr 14, 2011 7:47 pm Well my DH had it out today with the SS about our house... after a few minutes of being talked over, he admitted he was only working on his list of things he wrote himself - AND NOT our PCI list that I did on the 25/3 with previous SS as he didn't have a copy or know anything about it. Again a massive load of BS as I saw him on site the following week and told him that I did PCI and emailed him the lists through that day copying in CLO and CM. Fuming at being so fobbed off and * to and that he is still just sending trades around whenever without asking permission and making a blinking mess. We said we'd never build again.... So what was the point of having a week's handover with the previous SS?? At least you've got to the bottom of things now and he (hopefully) has no more excuses. I can safely say that I have never been through so much stress and almost despair as we have with this build. The SS we have on the job is an arrogant so and so and after his efforts yesterday I am not sure I could even muster the energy to argue with him again. We lived for almost a week with the massive pile of builders rubble and boxes on our front yard before the bobcat guy turned up yesterday to take that and rip up the entire footpath so it could be repoured (the builders made a massive mess of it). SS had turned up at the house after call from DH to ask where the painter, texture coater and plumbers were. He called to confirm that the grano would be poured at lunchtime.. lo and behold 3 hours later it's cancelled, no explanation as to why apart from "my grano guy will call so you know I am not ******". So Easter break and 5 days of no foothpath and no serviceable driveway to boot. DH called CM but nothing could be done as no batching plants would be opened to do it. On top of that, the texture coaters haven't turned up apart from to say they need to order more main colour as they dont have enough and would be back eventually.... Our ensuite tiling on the floor - please don't get me started but it might be an issue now for the BRB or TRB as after the final fix... it is pooling everywhere, lips on the pavers showing, grouting terrible.... Massive diputes with our timber layer about the oven area still but we have resolved to get a kickboard put in front of the legs and some cabinetry done to disguise. Blinds - lots made wrong... Aircon - spend over $20k and the stupid thing isn't working and classed as a warranty job to be handled at some stage!! As you can tell - we have had a NIGHTMARE and it is still continuing to be so. The only thing that has gone well is the painting and the install of the pool. We said we'd never build again.... I cannot believe the ****** and excuses that are being thrown around at the moment, seriously doing my head in. Footpath is repaired but paving needs fixing around it, the tiling in ensuite is going to have to be completely ripped up and started again (5th time lucky)... texture coaters can't be bothered coming back for patch ups and apparently my site clean is good enough... We had drama's with the company that laid it and would never recommend them as the service was shocking and the guy they contracted to lay it did not do as I asked him and it became a he said she said game - with me the customer losing the battle... Do not use Pace Flooring. Our tiling is still not right. The last time they came, half the tiling in the ensuite and into our toilet was ripped up, rescreeded and laid again. It was a 5 day process and although I thought it was all ok, the pooling in the shower recess continues on the opposite side of the waste. Hubby called SS and he sent the tiler out to look and we were told that he knew it would happen and the only way to rectify would be a channel grate. To date, the builders refuse to do that as it would be another huge job and said that the cheaper option would be to cut the tiles on a diagnal around the grate. We have told them that is not an option at all. Maintenance is up towards the end of next month so we will bring it up again and then go to the tilers board if still no luck. The new footpath that they had poured set "pink" and is already crumbling in sections.. there is still so many things on the PCI list not done or not done right... We do love the house though, we designed it ourselves and although the process has been a nightmare we love how it looks and the design. I am loving putting the finishing touches on he house and making it home. We said we'd never build again....
