We have a 2m fall and we are building with urbanedge homes. There are some homes around us that are on a substantial fall and I think one of them is building with ARB Homes. (I also think some of these houses are building on a double brick base). We also had discussion with Bryan & Peterson from Ballarat and they are not willing to shy away from any block. We have heard nothing but amazing feedback for them. The only reason we chose UE was due to the floorplan. I have 6 meters fall throughout the entire block. I was looking at Metricon, Henley and JG KIng and they've stated that they will not build on a block with more than 2 meters fall. I'll give urban edge a try. How much was the site cost they quoted you, if you don't mind me asking... Thanks again. We will be getting our site costs in the next week or so, hopefully they are not too high, I will come back to you and let you know.. We managed to find a large block with a 1.9 meter fall so were pretty lucky. Metricon have told us that it's do-able for them. How did you go with the site costs Ms Jones? Hope everything is going well with your land. Um site costs... Well , are you sitting down, they came in at $35715, yes I almost had a heart attack too. I have listed the break down for you below; Provide 4 lineal Meters approx. of additional water run due to position of House and water tapping. $ 128.00 Provide 3 lineal Meters approx. of additional underground power run, due to the location of the power pit, and position of meter box on House. $ 105.00 Provide 5 lineal Meters approx. of additional stormwater run, due to size of block, House set back and legal point of discharge. $ 130.00 Provide Site cut and fill of 1800mm approx. overall, to an RL of 99.80 as required to produce a level building platform, with excess spoil spread / stock piled on site. $ 1,986.00 Soil Conditions / Slab footings Provide Class "P" Engineered Designed concrete raft slab. $ 8,512.00 Provide additional bulk concrete to 450mm approx. diameter bored piers to penetrate through fill material and achieve correct founding depths.$ 20,663.00 Provide temporary fencing during construction as required by Council. $ 2,350.00 Provide sediment control as required by Council. $ 550.00 15 Provide Material Handling fee due to restricted access, and amount of fall over block. $ 3,640.00 So there it is.. I suspected as much. After being messed about by MCon they quoted us $25,000 submitted the paperwork and then their head office said no! Must have been too much work for them. So now we have just made a deposit with Jennings AND for a bigger house with lesser cost. They have quoted $25k as well but I guess I will expect that to go up! Our build, has it been completed? Um no, we haven't even started yet, we have spent the last 5 months going back and forth over the contracts, we have had a few issues, but finally we have it right, we signed the final contract last weekend, so hopefully this is it, i am at the point where I am over the whole thing.. Our valuation came in a whopping $25,000 short? We are still waiting on the site & soil tests, we have a 1.3 metre fall and fill at the front so I am anxious to find out. Re: Any one building in Darley Victoria? 10May 05, 2011 4:37 pm Hi Kishimo Jin! (and new neighbour!) Well we have had a very trying time with our site costs. Its been quite stressful. As you would have seen above our block has a 1.9 metre fall. After the fail with Metricon we moved on to Jennings they quoted us $25,000. Though we were expecting around $35 mark realisically. It took three weeks to get our tender back (not sure if this is normal) and here is our amount.....$50,000!!! I nearly had a heart attack. We spoke to Chris at GBL and in his words "That's ridicules!!" So we've just told them that we're looking elsewhere and the sales woman got quite aggressive ("After everything I've done for you??!!" What a nightmare. So we've taken our soil test to get another opinion and they said that Jennings were trying to milk us for all our money and first home buyers grant. That makes me so mad!!! So basically we've been told that it should be $35 k max. This is with Places homes. This will be our third attempt. Hope all goes well with yours and you don't have the same problems we do. I'll be curious to see what you come back with?? Our site is classified as "P" because of the fill at the front (which we expected) and the slab recommendation is an engineered waffle raft slab similar to a class h2 (but with piers) why do I hear cha-ching$$$ ?? The estimate for site costs we we given was $17,000 why do I think its going to be at least $10,000 more?? However the soil test was done while this part of the subdivision is still under construction and the fill at the front has yet to be compacted. The recommendation at the end of our report was that a repeat test should be done if the site conditions change. Is your block completed yet (road, gutters & crossovers etc) or still under construction? ...will let you know when we hear back on the cost.
