We just had our soil test done and the report has come back saying "Extremely Reactive" Soil. As a result, our siteworks have come back just shy of $12,000 on top of the included standard.... Does this refer to the slab requirement itself? The size of the house is 222m2. Does this price sound about right?

Our soil report came back as ED - extremely reactive. Footings are going to cost $19,646.00 As I can understand it ( please ignore any obvious errors...) we will be having a - single pour grillage raft with beams and reinforcment (have no idea what this means...) $12000 just for additional concrete. At $200 m3 thats 60M3 of concrete. Where are they going to put it ???? I'd ask for a copy of the engineers slab design, and compare it to a conventional slab just to see where the additional costs are. My guess is that they have not had the slab design done and the additional $12000 is a very well padded guess. For a 222m2 slab, even if you doubled the amount of mesh and doubled the depth of footings, you still would not get near $12000. I'd ask them to justify their figure; that is provide quantities for a conventional slab and compare those to the redesigned slab for E class soil. With that sort of soil type if you ask for a design to include piers then I would also include void formers. That way you should reduce the chances of settlement and heave. 7 3804 Thanks for your reply. I will just wait and see I guess.
