Our land is relatively flat, 400 cut at the back of the house and 450 drop down edge beam at the front. The site costs are: 1. Basic site cots for a standard site (M class slab) $6900 2. Provide Earthworks including: Vegetation scrape Importing of fill Exporting spoil from excavation including disposal fees exporting spoil from piering exporting spoil from drainage $7400 3. Provide up to 60lm of bored concrete piers under the slab $5520 4. Concrete pump $1100 5.Additional Material Handling due to restricted access or excessive site fall, including small load deliveries, specialised scaffolding & double handling of materials $2000 6. Dropped edge beams to be house as required by Local Authorities and site conditions including increase ceiling height to garage by 514mm and provide 2 internal steps $14850 7.Retaining walls by ower 8.Extend Underground power suppply over 9m run. $702 9. Metal Service Pole at the boundary, connected to overhead supply on the same side of the road. $1650 10. Provide additional run of 90mm stormwater line. $504 11. Extend 100mm sewer line. $1044 12. Near side (of road) water tapping and connection from mains to meter. $820 13. Additional length of 20mm dia water service over 9m run. $312 14. Provisional Allowance for footpath opening to connect to sewer and stormwater. $5000 15. Provisional allowance for On Site Detention. $22000 Total: $69802 !!!!!! Then BASIX allowance: $10990 AHD contour survey: $330 Knockdown & Rebuild servey: $830 Shade cloth fabric to scaffolding: $864 Temporary site safetey fencing: $1550 I think this is way too high. There is a thread specifically on site costs, just search for it ... Our site is almost the same as yours (in terms of amount of cut and fill), but they didn't do a DEB slab - maybe (IF you don't want a DEB) you can investigate yourself if it's really required, since they are proposing other changes due to DEB in your case. Site Costs are a nightmare as each site is different but this is also where builders rip people off, with site cuts etc that you dont need, the only way to check the price is to get at least 2 builders site costs. I know nothing about site costs but I would be getting second opinions on that. We had a similar situation but not to such an extent. We were quoted $9k then went to tender and it went up to $26k+ because we had a 2m fall. We refused to sign and pay. The next day I called every man and his dog who would listen and offer me advice. I even ended up speaking to the person who site surveyed our land and they told us we were getting ripped. So we ended up walking and they came back to us a few days later with changes such as filling not cutting and dropping the price. By the end we got almost $10k off. So we signed and they have just done the fill and looks fantastic. So glad we stuck to our guns. Even though the people we spoke to couldn't give us a set answer they were very helpful and I reckon I spoke close to 7 people the next day and not one fobbed me off....you will be amazed by the end of the day the new building lingo you know. Never knew what battering was. Now know it very well!! But then I am not sure if everyone else included items like "on site detention" and scaffolding, etc. We are building in Ku-ring-gai in Sydney. Our site has a 1 meter drop (where the house will be built) so the back of the house will be cut 400mm and the front drop edge beam will be 450mm. Can anyone please let me know if your site costs, say 10K or 20K or 30K included everything I mentioned in my thread. And it will be more helpful if you can share with me the details of your site costs...please... I will try to bargain it down. Thanks! Jessica Re: Please Help! Why are they double handling materials??? We also required concrete piers in our slab. What is site detention? I have attached the link to our blog, if you have a look you will see they have supplied us with a lot of soil and cut about 400mm. Our block was near-flat and building on compacted fill, site costs were around $10k only. If they can do this then they can do anything throughtout this building journey. Extend 100mm sewer line. $1044 -- this seems to be a ripoff. 14. Provisional Allowance for footpath opening to connect to sewer and stormwater. $5000 -- where is your sewer main? inside your property? if they need to dig a tunnel to connect to other side of street, you may pay about $10000 15. Provisional allowance for On Site Detention. $22000 -- crazy OSD, everyone has to do this nowadays, maybe you ask to do this yourself. we are going to have above ground OSD, we are doing this ourselves, paid drainage pipes + pits so far ($6600), we then need to construct retaining walls later (estimated cost about $6000).
