First and foremost Thanks to all of the members of the forum - It has been wonderful getting so much informtion. We are planning to build in in Melbourne SE suburbs(Lysterfield). We have put a deposit with Ashford Homes We have done a basic prelim sketch of the house which I have linked to. Any comments Please would be greatly appreciated. Welcome to the forum. Just a quick note. The pictures you have hosted have your actual address on them. You may want to change that. The spot you have chosen to build is nice and from memory that particular lot was one of the bigger ones in that little development. My wife liked the area but didn't like the idea of the community at the back fence. The plan looks well laid out and very big. I like the Walk in pantry and the laundry access. The seperate Theatre room and living areas are great. There are heaps of storage places too. How big is the house? Which way is it situated? Re: Comments on our plan 3Nov 27, 2007 8:44 am Hi Matt
Yep I agree with ur wife - This is one of the few blocks that do not back to the community centre and is the smaller ones. Living area size is 38 sq approx We were wondering the pros and cons of the alfresco being on either side- Is it worth collecting it to one side? I was looking at your plans and like them very much, however I would do what you are already thinking and move the entertaining room to the right, behind the theatre room, there by giving you a much larger alfresco area and servicability from your kitchen window. you could also have large cafe style bi folds from your meals area out to your alfresco area. The other benefit of moving the entertainment room behind the theatre is that you can then move the window to the side and have a projector on the end wall... Hope this helps... When you entertain, one large area is much nicer than two seperated small ones.

Personally I would have the 2 alfrescos together outside the kitchen a put a servery window through to the outside like this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We have done this and it is very user friendly. I think either join them or make the alfresco an extension of your internal area. Well done on deleting the image. If you need a hand to et rid of the writing let me know. Yes - I dont think we will ever use the living room - thats why we have made it small. What is the difference between the normal bifold doors and the cafe style bifold doors - Are they the same? While I agree that 1 large alfresco is better than 2 small ones, I would suggest swapping the whole kitchen, ent, theatre & laundry over - mirror style, then have a single large alfresco in the to right corner - that way all your useful backyard is in one area - and the laundry can provide an access to the garage as well - removing some of the wasted space with the garage doorway & storage. House faces west. Means the rear area is in a shadow in the afternoon, but if it's swapped the alfresco will get sun remnants in summer. I would venture to say that most people with young kids want a bath for the kids and don't want them visiting them in the ensuite.
Formal living in the front will likely be a waste of space and could be converted to something else; maybe a gym, spare bedroom (as previously suggested) - with ensuite, computer center or whatever you can imagine. Unless you formally entertain people. I used the formal lounge to meet clients in and discuss their home cinema requirements. We then venture down to the home theatre room and have a look and go back to the lounge to discuss business. It is a useless area a lot of the time but for me it does serve a purpose. I'd put the bath/prdr room and laundry both running horizontally so both have a window for light. Welcome to the forum I love your design - and I agree with almost everyone - you should join the alfresco and put a bath in the main bathroom.
