Browse Forums Building A New House 1 Nov 05, 2010 3:01 pm Hi All, We've just signed up with a builder and they've asked us to bring our HSTP plans with us to our new home proposal in 3 weeks... now they've quoted us for the system and will be doing it... so I don't quite understand what they want us to do? We don't even know who they go through to organise it! Can anyone shed some light as to what they actually want? Is this normal procedure? I don't want to call them back and sound like an idiot Thanks in advance Re: HSTP plans? 2Nov 05, 2010 3:40 pm Where are you? We are south of Brisbane and our builder organised all the HSTP stuff. We didn't need to do anything. Perhaps there has been some confusion between the people at the builders. I would ring an confirm exactly what they want. Maybe they just want an idea of where you might like the HSTP tanks positioned for landscaping?? Or maybe they want an idea of what you are planning on doing with the rest of the block as this will affect the HSTP pipes and spray area. EG. We had the location of our future pool and shed on the plans so the HSTP could prepare their plans with this in mind and make sure they didn't put the spray zones too close to these. Confirm with the builder exactly what they want. If they have quoted you for the system then the person installing the system should prepare the plans. Building the Pl@ntation Retreat on 4009m2. I was under the impression we'd be provided with plans from our PH sales guy, but we've signed up and he's just said that the next step is our new home proposal. So we don't really know where on the block it'll go, or even where the house should go... we just assumed the builders would advise us where the best place for these things would be. What did they do when you first signed up, did you get plans from them before your new home proposal? Re: HSTP plans? 4Nov 05, 2010 4:49 pm We are on an acre and knew how we wanted the house positioned to allow access to the backyard for a shed and the pool. We actually wanted our water tank and HSTP tank on the other side of our house but they had to go on the low side. We asked for site layout plans before our NHP so we could check that we were happy. When they gave them to us the tanks were too far towards the back for our liking so we had them move them to a more suitable location. We didn't organise anything to do with the HSTP other than tell them where we wanted the tanks. They used a company called Peter Boyd for our HSTP, you can google them and it explains what is involved in a HSTP. I would have a think about what you want to do with your land in the future so you can make sure you are happy with their placement of the house and everything else. You really need to think carefully about what you plan on doing in the future with you land, as the regulations about what you can build within the spray zones are pretty restrictive. I guess the sales guy was referring to you thinking about these things. After we signed with the sales guy we had nothing else to do with him. Let me know if you have anymore questions. In order to do a HSTP plan you need to have your house plan and how it situated on the block, you also need copies of your soil and contour tests so they can work out disposal areas. The supplier of our chosen system have the appropriately qualified people on staff to complete all plans necessary for council for us. If we'd opted for our builder to do it all they would have arranged all of this (charged us an extra fee of course), but all we had to do was say where on the block we would prefer the system to be placed. ~ trying to build our dream home by the sea ~ Re: HSTP plans? 7Nov 08, 2010 1:05 pm Thanks for all your replies, we're still waiting for our site tests to be done so maybe they'll sit down and do the plans after that for us to take to our NHP... well i hope so anyway! Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6896 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
