Re: Double Storey Home - Increase first floor ceiling height 3Nov 20, 2011 4:25 pm Hi There, I originally specified 34c for lower floor which is 2,914mm and 32c on upper floor which is 2,743mm. This has now changed a little as I am sinking the rear of my house with a split level. So front will be 32C and back will be 38C and first story will be 32c. Not sure where you are located but there are R-code restrictions that require approval to go beyond 6m. I think mine will be only an inch over and I have a neighbour who is about 0.5m over. The measurement is taken from natural ground level which will be on the elevation and site survey. Cost wise its is not that much in relation to the whole house. The standard course is 28C so I am paying around 15K i think to have the extra height. The house is a reasonable size so I guess it is a function of how many more bricks are needed. Total house with garage is around 530M2. Personally I prefer the higher ceilings as I have always lived in houses with them. I guess it will add to heating and cooling costs however I am also getting double glazed to help from that angle. Not sure if it helps but if it were me I would want the higher. The reason we did not make the upstairs higher is because it it mainly bedrooms and games area. All living and entertaining areas are in the 38c section. Good point about the restrictions - I just checked - Maximum height of wall or ceiling for double storey home in our council area is 6.5m (9-10m for roof ridge line) - I'll have to check whether this limits our ceiling height choices I like higher ceilings as well but haven't really seen any homes with higher first floor ceilings so it's a bit difficult to visualize at the moment - we will be having all the bedrooms and one living space upstairs Any other opinions out there? Would love to have had 2700+ but our council has a 7.5mt limit to overall house which means to have the 2590 up and down we have had to reduce out roof pitch to 18 degrees. Didn't mind the roof line change as it's two storey, if it had been a single storey house I'd be very disappointed with a reduced roof pitch. In the end when I was lamenting not going to the highest ceiling height I went back to the display home and was really happy with the ceiling height that we've chosen. One of the big changes we should have made with our last house was the increased ceiling height, it really changed the feel of the house. Don't forget to increase your door heights so that they look right with the increased roof line. For 2.7m first floor, you might need to go to Bella Vista Water display home, called Homequest. I think there's 1-2 display home (Young homes and one more builder that I forgot that has 2.7m for 2nd floor).
