I have had a look at your blog and this tread about your house. Now I would like to offers some comments for you to consider before your finalize your ideas. Please feel free to reject these ideas if they do not suit your family or lifestyle. I agree with the comments from JohnMar on the positioning of the house on the block of land, to me it doesn’t look right. It looks like you have a house plan you like and have forced it onto the block you own. What would I do are in the following comments, not necessarily in any order. 1. I would shorten the plan but widen it so you can rotate the plan so it is parallel to the southern fence. Currently you have a space which you cannot access to the south of the house with will get little to no use. Currently there is no access to this space. What ever you do it’s important to add a sliding door or other access to the rear of the house. Remember the land at the rear cost as much as the land at the front. 2. If you were to slide/adjust the kid’s end of the house across to create an “L” shaped house you may be able to rotate the plan around. This will increase the access to the front yard where the future pool is and more importantly the sun. 4. Flip the kids wing plan so the two bedrooms have access to the northern sun, otherwise the bedrooms will be dark and cold. 3. From here I would move the garage down the page to further open up the alfresco area as well as relocating the entry door to the other side of the garage so the entry is exposed to the road, but can be hidden from the pool area with landscaping so you still have privacy. 4. By locating the front door on the other side of the garage the study can increase to use the current entry corridor space. 5. In regards to the comment about the solar panels, both electric and water panels are efficient for many degrees either side of north. It doesn’t make sense to plan the rest of the house around the panel orientation. If it’s workable you could even fold out the kid’s wing to be parallel to the west boundary which would restore the desired orientation. 6. Internally I would use a cavity slider rather than a hinged door to the activity room, two reasons when not it use its concealed and it cannot be slammed. I have not commented on any other internal areas. 7. Move the pool away from the house to open this area up. It’s better to move the pool closer to the fence opposite and have running/family space on the house side of the pool. Anyway these are some things to consider before you sign with this plan. We have been sitting here with our plan, scissors and tape. I'm not sure whether I mentioned we are down a battle axe. We come up our driveway from the bottom of the page and have no road frontage. We have come up with a way to bring the house back towards the left hand side and will put in a sliding door. We will swap the entry and study around too. I saw your post about the pool and safety certificate etc. I would contact your solicitor handling the sale of your house. They possibly aren't aware that there is a pool on the subject property and should give you advice as to what to do. I think that it's more the buyer's concern as the contract was formed prior to 1 December. I think if a contract is formed after 1 December, it becomes the seller's responsibility to issue the certificate. I really loved the kids room coming off the activity room. Have you seen a display of it? I think it would be an easy house to live in. We ended up calling the government department (planning and infacstructure?) and a house isn't considered sold until all money is paid. So technically we sell in december, so ar liable. In saying that, there is a form we can issue the buyers with that says we are selling the house with no pool safety cert and they have 90 days to get it. We are much happier with the position. We also had a bobcat level out the land and return all the crap to the original owner. LOL. It looks great now that it is level.I was ableto walk on it without worrying about snakes. LOL. I have an inspiration pic from a metricon house. It is white and dark brown. I think that is the scheme I will go for. I am looking at lexicon for the walls. Oh, and we have found a rental!! Yayyy. We applied for the first one we looked at and secured it within 24 hours. We were so happy and so relieved. We keep hearing about the rental shortage and how hard they are to get. LOL. It is close to the kids schools too which is good. It doesn't have a pool but mum and dad have one and it is only 3 minutes away. It will do. Preparing to build Modified Cloncurry with Coral Homes. We have been throught the one in Coomera, Gold Coast (several times actually. LOL.). It is perfect for us and suits outr needs. Hubby is a shift worker, so at least the master bedroom is away from the living areas so he can sleep during the day. I study, so I can have peace and quiet away from the hub of the house. I also love how the kids can come from the pool into the laundry so they aren't dripping water through the house. The flipping of the kids wing so the two bedroom get the northern light, then sliding the whole wing to the north. This will achieve a couple of things. Northern light to two bedrooms rather than one, the laundry opens to the back of the house and sliding the wing north opens a larger service court to the rear. I know my kids when they leave the pool, the togs and towels are off on the verandah and they dry very quickly before running through the house. I don’t think they would choose to use the laundry and when they have friends over do you want them going through the laundry. Is the activity room to be tiled? I would also increase the size of the sliding door to the activity room to really add some natural light to this space as well as better connection it to the outdoors. Are you considering moving the front door? A couple of advantages , shift worker is not woken up by door to door sales man, garage is moved closer to boundary away from pool, the money you spend on the front facade you will be able to appreciate every day, where it currently is you will not see it. The space behind the garage you can create into a very secret hidden private adults only spa garden connecting off the master bedroom and you can enjoy the space from the study when you look up from your work. Thanks for your input. We have decided not to move the front door. We played around with it and didn't really like it. We aren't paying for a and have an idea for a decked walkway to the front door.
