How are are we?
Me and my wife have been house hunting and we’ve set out eyes on Sherridon Homes’ Mandalay 25 and Porter Davis’ Midland 21.
Has anyone built these builders and their designs before?
For Sherridon Homes’ Mandalay 25, they don’t have a display home for it so it is hard to visualize. Site costs aren’t fixed. Current quote is around 290k and house is almost turnkey except front and back yard landscaping.
If anyone has built the Mandalay with them, could you send us a picture of your family/dining/kitchen area?
For Porter Davis’ Midland 21, they have a display home in Mickleham. Site costs are fixed.
Current quote is at 280k (from 300k due to their promotions).
No driveway nor blinds yet.

We are building with PD. Not sure where you’ve gotten up to but thought I’d share.
We originally looked at the Liverpool 25 but due to our block have ended up going with a double (Charlton 28).
I would def do both driveway and blinds after handover - you’ll save heaps that way.
Also being a single story you could do your downlights and cooling/heating after handover (if you go for using just split systems you can delete their gas ducted heating which will also save you $$$) and that will make it cheaper again.
Last thing - if you look at doing your flooring externally to your builder you will save HEAPS, or, you can spend the same and get way better floors.

Thank you very much for the advice Rob. I didn't go with either of them because after some investigation, a split-level/step down home would best suit our block. So it is back to asking for quotations from custom builders now. Hopefully the final price stays within our budget...
