It has been handy to keep an eye on progress - especially when I got an email from our SS today saying 'roof is complete' and windows installed on lower level. I wrote back and said that when I drove past this morning, roof was only 1/2 finished and the guys were only just moving the windows out of the weather at front of block. Interesting when they try to tell you a stage is completed when you have seen first had it is not. I think @dany's idea is a great one! I have heard one builder provides photos of their build- envious. My SS has grumbled a little bit but I have explained to him the benefits to both of us - I would rather point out things now so that they can be fixed while the trades are there, rather than presenting a list at the end. There have been several examples where things have been easy to fix, but would be much harder at the end. Someone should create such a details list on this forum, it'd be very useful to every god darn one of us who is apprehensive about what the builder is doin. I'd visit every week, and more if time permits. Get as many photos you can and store them on google photos. At one point my SO was suggesting installing the security cams on the nearby trees to keep an eye out. We also have an awesome site supervisor and it’s been great to be able to raise any potential issues immediately, saves a lot of drama and disappointment later down the track. Re: How often do you visit your site? 654Sep 18, 2019 5:14 pm On my Metricon build, after the NSW Department of Fair Trading rectification order I visited my site roughly every week with the Metricon area building manager. BTW he was a good guy. He assisted me to check things like the floor levels, straightness of walls and ceilings, brickwork and concreting, roof plumbing etc This usually took about 1.5 - 2 hours, starting at 7am in the morning. I kept a spreadsheet (and dated photos) of the outstanding issues which was updated after each visit and shared with Metricon's senior management and NSWDFT by fax, post and email. Agree it’s better to raise issues as they arise however Metricon’s absence of a quality checking process during the building stages means they just push on regardless and issues are covered up or identified too late to be practically fixed. Their low cost business model does not support the high cost of a QA process during the build. Quality assurance is therefore up to the customer using a combination of professional private inspections, DIY inspections, and negotiating with them to get defects fixed, unfortunately. We are at frame stage and it appears that our builder has arranged for delivery of aluminium doors and windows 4 weeks earlier than required. These are now in open exposed to natural elements. I am concerned that this might cause corrosion or withering. What could or should i do in your opinion. Re: How often do you visit your site? 656Oct 19, 2019 7:16 am Take dated photos and document this in a letter to the builder in case their is damage evident at PCI and you need to refer to them later as proof you advised them of your concerns that the windows and doors were not treated in accordance to the manufacturer’s installation instructions. Re: How often do you visit your site? 657Oct 19, 2019 10:07 pm We visit every day. mainly to check to make sure all the doors are locked up. even from the beginning of the build, we were there everyday. we currently live around 25km from the build. usual routine would be go to work, get home, go see the house and then come home to eat, sleep and repeat. its our second build, we did it for the first one as well. Gives us a chance to catch any possible issues too before they become major issues. I must admit it was my own fault I went to look at the house on the weekend and took pics of some substandard work and emailed my S/S. IMO I'm doing him a favor by not using up his time, and the time his available is 6:30-2pm Mon-Fri which doesnt work for me as I'm at work myself...
