Someone buying there obviously knew more about trees than me and complained as most of that soil is reactive too. Something to do with slabs cracking because they have quite a big root system and sucking up all the water. A few people complained and they had to pull out the trees. The trees are all the same aren't they. Footings costing seems to be very incosistent !?! Are you still getting an independent opinion? Let us know if you need help digging the tree out. All trees are registered with council. If you go forth and remove the trees your self, you can actually receive fines, which are in the ,000's. Just go forward with an independant person to quote, as I do feel these rates are ridiculous. However there is no way the initial $10,000 was going to cover it. What you also need to check is what your builder covers in the home price. Fairmont homes for instance include up to a certain level of footings in their home prices (ie about $20k worth) then the addidtional goes on top, say standard would be around an addition $17-22k. You may be with a builder who supplies you with zero allowance in the build price. This is one of many tricks some builders pull to make their prices appear lower. So - we have $95 per sq meter included in the start price of the house.. which works out to about $24k. We put an allowance in for $21k. The footings have come in at an extra $47k over the amount that is included in the start price. TOTAL cost - $70k for the footings. It says in our pricing schedule that we have allowed $21,400 OVER the contract allowance. So im reading all of that as my footings are nearly $70,000!!!! (So much for 3-5 weeks, 7 days is more like it) I have been quoted $1,200 for soil removal but depending on how they cut the block we may shift it to the back to even the back yard up and just have a few steps up to the lawn/veggie patch. Not easy on the eye... the 400 tonne of soil we just had ripped out of our block to get it so nice and flat. My soon to be wife and I are going to be building a house on block 13 Chardonnay bvd. We got told of the block just after xmas. not sure why it became available as it had the sold sticker on and most builders were shocked there were still smaller blocks available. We are still waiting for our soil report and as we are building with fairmonts they have allocated 12k ontop of the initial ~12k. We are suppose to be getting finance approved by the 31st of March however that needs council approval and by the looks of things it has taken most ppl over 3 months to get that, so i am a bit worried however fingers crossed. Also interesting on the dealings with the fairmont sales rep SW.. if it is the same SW who is based at a coasted display village, we also had a major issue with him! Hopefully all your builds are coming on well and you might see a yellow getz driving around all the time inspecting everyones colour schemes... hope you are ok with that coz its our first build! Onka council is really good at getting approvals back, so dont panic. Once you have your bank pack you can submit it to the bank for your finance approval. Which paperwork are you referring to? The build contract or the land contract? They wont start anything until you have finance aproval and have finished all your selections.
