Browse Forums Building A New House 1 Oct 31, 2010 4:42 pm So hubby and I are thinking about buying a block of land. Building is still a fair way off as we already have a house and the land is really just an investment at the moment. But that doesn't mean I can't dream!! This is what my sister and I have come up with. I started with a couple of plans from the same builder and did a physical "cut and paste" and then did lots of editing in "Paint". Therefore, it is certainly not to scale! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The garage is at the back of the house as the block of land is a corner block and it's kind of odd at the front due to where the roads/footpaths are. We want to have our driveway in the side street due to this. So what do you think? Any suggestions on what we could do differently? Re: Feedback wanted on a possible house plan 2Oct 31, 2010 5:15 pm its the crooked mans house! I LOVE IT! my only thought..and it isnt really anything, but the activity will change as the kids grow etc. Not sure if you have any, but as toddlers they will play where you are.no matter how much you want them to be in there while you are in the kitchen. as they grow they will play away from you and will use the room..but also have mess. as you walk in you see 'the mess' maybe 2 cavity sliders popped in now (wont be cheap) so the room could also be a guest room/ 5th bedroom. (one at entry.. one by bed 3, along that wall) has a great storage space so that could be a robe etc for elderly parents etc or if guests are at the door, you can quickly shut it so no one sees as they enter your home and you dont stress and scream (CLEAN YOUR CRAP UP NOW) etc as you smile opening the front door! it just makes the room more flexible. Also if they come back and live with you, that could be their lounge and the door would be needed in the entry wall for sure then (they could have that whole wing and you would never see them..put a microwave in) we are having a lounge like yours, with no doors. dont want doors as most of the time they wont be shut so why bother. (although if I could afford cavities I would have them!) so I am trying to make myself believe it will be ok!! good luck and love the plan. very well thought out. even bed 4, can walk through activity to the loo rather than the dining room,..nice. Re: Feedback wanted on a possible house plan 3Oct 31, 2010 5:22 pm I'd also consider swapping the locations of shower and toilet in the ensuite. That would allow you to have a bigger shower along that entire wall without interfering with the window. 2 shower heads, SOOOOO luxurious! Also straighten the wall in the garage where the storage and pantry areas join I'd also consider bifold doors on both aides of the alfresco, opening from the centralnmeeting point. It would be lovely to be able to open the doors and have it just create a bigger outdoor/indoor room Well done. Looks like a really nice, workable design. And kiwi has some awesome suggestions, well worth befriending! All the best =) Re: Feedback wanted on a possible house plan 4Oct 31, 2010 5:42 pm ooow, a double shower. Get one, but the rule is one at a time only, but you tell them that once the house is built NEVER before Men get all excited, but you never tell em it will NEVER happen (showering together) . You use it as a carrot...but never cave! Go along with 'ooow, yes lets shower together honey' in the design stage and they then say yes to all your purchases, cos you always begin with 'you know when we have that double shower, well lets have this picture in the hall etc' and they go "sure' cos all they are thinking of is the double shower and what they think is happening in there!! ha ha ooow, yes stackers like this even! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I wanted this originally, but couldnt afford it, and my design didnt have the right layout, but that would work for your design and yes, I make an awesome friend and well worth hanging with! ha ha (cheers sw, owe you one) Re: Feedback wanted on a possible house plan 5Oct 31, 2010 6:08 pm Looking good neddy, and you've already had some stellar suggestions. Me, the only thing I'd do is put the sink on the bench under the servery window (which might kill the servery function BUT would give you a HUGE island with nothing in it, which tbh I'd prefer. Re: Feedback wanted on a possible house plan 7Oct 31, 2010 6:20 pm is that a servery window! oops, sorry, thought it was bi fold doors...but now I see the bench. That is why I posted the pic above cos I thought it was an opening. if it was me I would have the opening and get rid of the servery. You have 2 bench spaces near the pantry, prob enough. But I like tinksters suggestion. I like a b/b with no sink. Yeah, definitely want to increase the size of the shower but I'd probably leave it where it is and put in a "highlight" window - is that what they are called? I have two kids who are currently 6 and 8. I can see what you mean about the mess. I'd probably only go for one cavity slider from the entry because I kind of envisaged bed 4 being the guest room and them "cutting through" the activity room to get to the bathroom, which you picked up on: Quote: even bed 4, can walk through activity to the loo rather than the dining room,..nice. Thanks! if you only have 2 kiddies, then bed 4 is ample for guests. It is when you have 5 like me and you have to kick a kid out of their room to let a guest sleep there etc, that I thought activity might be needed for that purpose (and let the kid stay in their room) but it wont. ALTHOUGH will a 5 bed home (activity having 2 doors to close off for a future buyer) bring you a bigger sale price, at the cost of 2 doors? 5 bed and study , as opposed to 4 bed and study...just a thought! anyway, I digress. Isnt it fun copying and pasting and changing things around. Your can spend hours and it is all big fun ay! well done, good job. if you do build it....we will come ! If we did change where the sink is to the "servery" bench I'd get rid of the servery window and maybe have a splashback window or just a window! Re: Feedback wanted on a possible house plan 12Oct 31, 2010 6:39 pm yes, but are 5 bed homes worth 50k more? (even if you never use activity as a bedroom. I LOVE the idea of a shared activity for my kids, so I would only use it as such, but the next buyer...what if they were desperate for a 5 bedder and your house could give them that, all because you had a door that was hidden away in the wall etc) are there lots of 5 bedders around, or would yours then be easy to sell cos there arent many etc it is all about $$$$ and making some! I am sooo with you re 4 beds... I think it works best like that...but it is the 'having the option', if you know what I mean. you better build this...we are all very excited now! I see what you are saying but because of the "cut out" in the study (needed to try to get some light into it) it wouldn't be an overly private bedroom. And then, bed 3 would kind of be off bed 5. I'd better start buying some lotto tickets then! We are a long way off building this house - haven't even got the land yet!! (Very, very, very early stages of getting finance, ie. I got the mortgage broker in my office to do some rough figures for me!) Re: Feedback wanted on a possible house plan 14Oct 31, 2010 6:51 pm Thanks for the headsup kiwi! Hi Lioness! I haven't got anything to add to the above suggestions- I think they've covered everything I'd suggest already! Friends are havingthe window in the double shower area- great spot for shampoo etc too! Actually, afte another look...have you thought of puttingthe kitchen wher you currently have the dining table? At the momnet the kitchen will be the first thing you see when you enter the house....also, if you swap the kitchen/diningthen you can have a lovely dining area just inside the alfresco-which would be fantastic if you had the corner bifolds/stackers that kiwi mentioned. (my eyes are rubbish, its me age love) sorry, FORGET about my bed 5 ravings. it is crazy talk! sorry... keep it as a 4 bed, but hide a nice glass and wood cavity slider near the entrance to hide playstation people. Absolutely agree on the wasted space. We have no desire for the master to be that oversized, but it occurred when we increased the depth of the garage.
