Things that have blown budget etc? Going with them was definatly worth it as we were on a crapload of rock, more than what the initial soil test revealed. They had a few dramas putting some the plumbing and services in and had to get rock excavators which we were told would have cost us more if we didn't have a fixed price build. Only thing that annoys me about Coral is that they seem to exclude the price of two drains from the base price. At first I thought we may have needed it due to the rock but speaking with other people building with Coral, all of them have required the two drains in the backyard. They cost about $1200 so if its mandatory, why not include it in the base price? I'm happy for Coral to say otherwise though. Apart from paying for the stupid drains, I have had zero probs with coral aswell - sales consultant was good, head office was great, SS is fantastic - of course you have your ups and downs and mini probs, but the great thing about coral is that they give you a construction key, so that the little problems are picked up and fixed before they become big problems...which is great! it is also lovely not having to look through closed windows to see your kitchen etc. As far as pricing goes, my site cost estimate in my intial quote was $12,000.00 (based on figures from another block in my estate) - after they had done soil tests and presented the tender total site costs (including the stupid drains ) only came to $8000.00 approx...so a definite improvement there! everything else was quite reasonably priced - eg. adding an under roof alfresco was approx $450.00 pm2 (not including concrete), render for my whole house (200m2) was only $6000.00). He said "the crossfall is about 2500mm which will mean we are going to have to put a small drop edge beam in around the front left corner" and regarding soil.. "The soil test was extremely reactive soil which isnt a major drama....we will have to do some extra work around the house with drainage, and ensuring the drainage pipes are all flexible. There is a little bit of rock but it is quite deep and I dont think will be a major concern"... This is not sounding good to me, I hope we can still afford to do this! We will get the fixed tender next week he said. Anyone had similar results in survey or soil tests? So frustratring!! are you building with Coral? We are supposed to get our fixed price this week. They sent through a suggested amended plan today due to the driveway gradient being an issue. The amended design was aweful, nothing at all like what we originally discussed. We are now considering the Stradbroke design. We await the fixed price but are not too hopeful Have you had a price back for site & basix? Would love to hear all about it! We started the ball rolling in August and at the moment our plans have been in council for 4 weeks and have just been rejected as Coral need to address some problems. But they are onto it straight away so hopefully it will all be sorted before christmas. We have our tree lopper ready as there are 9 trees on the block, we have just submitted our plans for our retaining walls into council, one thing that coral dosnt do. We had a little retaining wall but have since moved our water tank and now we have major retaining to do.. We have ammended our plans so its all good now $450 to change plans so make sure they are correct before signing, we did not have to pay as it was coral fault. We are building the Hamilton 278 but have had major changes to the design to fit on our block, if i new how to upload a plan i would show you but i dont. The basic price for this house was $159500.00, then we added the classic package $1990 and the deluxe package $1690.00 but well worth the money. But with all of the so called extras it is now $260000 that does not include some variations we have made. Ok here goes on the prices we were charged. Our soil is H which is highly reactive so it was an extra $11271.00 Bushfire zone High catergory $8232.00 app most of Cameron Park is high Basix $10506.00 But app they quote the highest and there refund the money at the end There are alot of modifications in that we changed our kitchen added extra walls..etc. We have choosen all our colors go to Amber at Greenhills as they know what there doing Beaumont tiles are new to the game. We are providing a freestanding oven and rangehood so we did get a credit for that. We changed all 5 doors to security screens cost around $500.00 Got a 2040 x 1200 front door and we received a credit not sure why as we were told it would be a extra $465?? We got Diamond gloss laminate to our bench tops which was only $110.00 no matter how much you have. Dulux wash and wear paint was extra $650 did not bother with that. Changed to a stainless steel laundry tub extra $69.00 Supply clothesline $377 Chrome wastes (7) $116.00 and the list goes on, but when you go to the color finishes appointment, you can upgrade to anything and they will send you a quote and if you choose not to have it then you just cross it off and send it back, some pricing was not to bad. Let me know if you want to know anything else, but so far they have been great already had a meeting on site about retaining walls, im forever emailing coral and im always on Lake Macquarie council website checking our application which is great you can find out were your up too.. That is really helpful! Yes we are dealing with Anthony, he is lovely. We originally going with the Hamilton 252 but not sure it is going to work with the driveway gradient. The Hamilton is a great house plan!! Are you able to clarify the site and basic costs. You say an additional $11k for h class, was this on top of other site costs? Or was the total site and basix $11k plus the $8k bushfire and $10k basix. We have been told our soul class is E so not sure what kind of costs we are going to end up with. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13718 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
