Browse Forums Building A New House 1 Mar 05, 2010 11:19 am Hi We are going to be building a modified version of Coral Homes' Stradbroke 279. I've just joined this site today and have been looking through the posts - very interesting and loving every bit of it! Just wondering if anyone else is building with Coral Homes or has built with them in the past. I'm on the north coast of NSW. Any advice/stories would be appreciated. This is the 3rd house we've built and think we've learnt a fair bit from past mistakes but have never built with Coral before. Our land isn't registered yet so we've got a bit of time (just paid the $1600 sign-up fee). The link to my thread is in my signature The best piece of advice I could give you (if you have the time) is to read, read, read, everyone who's built/building with Coral Homes' threads or blogs. You will learn soooo much and a lot of questions you may have, can be easily answered from someone elses experiences. At the top of this "Building a New House" page is a topic 'Building Blogs', have a look in there at the people who are building with Coral and have a read through. This link to a blog is not mentioned in that section but it is a Stradbroke 251, check it out too as they have finished building. http://lot705.blogspot.com/2009/04/land.html Otherwise you'll find there is still a few of us here waiting to start or just started our builds. It's one of the few I haven't looked at yet - as going to have a peek at it tonight when the kids were asleep and not so many distractions! We started this whole drama in June of last year and had constant delays in getting started from the developer of the estate. As soon as Coral started though, it's been flying ahead - our slab was laid less than 2 weeks ago and we already have a frame and the roof tiling is pretty much done - our site supervisor has told us that we will be at lock up by the begining of September and if the weather holds out it will be finished by mid October sometime. They have been so easy to deal with so far and have made this whole process as easy as possible for us so we are really happy with them. Good luck! Re: Building Stradbroke 279 (Coral Homes) Anyone else? 12Aug 23, 2010 10:46 am I am working with Coral Homes on alterations to the Stradbroke 279 to be sited on an acre in a valley to the west of my present home. I'm taking early retirement and want a hassle free build that doesn't include *me* breaking my back on the job. All the dealings I've had with the SC have been great. I'm now waiting for a final costing. Over the years, when I was young and foolish, I was an owner builder on 3 homes. My first in 1980 was a pole frame on 100 acres of bushland in rural north coast NSW and my last has been my present home right on the beach north of Byron Bay. All 3 house have needed a different approach to the design of siting and materials. Each of them I have designed as passive solar houses [also read greatly reduced power bills ], long before it was widely talked about or incorporated into the average house design. Up to recently I've never been very interested in project homes as they generally have ignored most, if not all elements of good passive solar design. IMHO the Stradbroke 279 is the only project house design, with some changes to layout, windows and upgrade of insulation, that addresses the majority of passive solar principles. On the nth coast of NSW [ and generally most of coastly NSW ] there is an overwhelming need for both flow through ventilation for humid summers and maximising sun into living and b/rooms for winter. However, there are some aspects of layout Coral Homes won't change. The main one would is the position of the main bedroom. Good passive solar design places the majority of bedrooms on the nth side of the house. In this case I have flipped the rear section of the plan so b'room 3 & 4 are on the nth side, but Coral will not flip the main b'room, without a huge upcharge, so it is on the nth and the garage is on the sth. I recognise that this is a radical change to the floor plan and roof design, but it is a failing in their initial design of the 279. One other gripe I have with Coral is over the costing of labour. I live in the Tweed Shire and while the block of land I have is in that shire the company has included the locality for purposes of labour costs, in the adjoining Byron Shire. This means that I would have to pay an upcharge of $6000 for labour as they claim tradesmen charge a higher rate in the Byron Shire. Will this be a deal breaker after I go through the final costings ? I mean I could get a solar hot water system for that sort of upcharge. My hubby has been reading up on the best positioning for the environment and we have found that the stradbroke279 works the best for us. The back of the house will be the hottest side (west) so the utility rooms will cop most of the heat. I love how the kids can come from he pool straight into the laundry and not drip water through the house like they do now. The laundry is big enough to double as a changing room. We are putting in a hallway between the study and lounge and putting in an extra toilet and hand basin. I don't like how guests have to walk through the kids activity room to get to the toilet.We are closing in the lounge/dining, so we can have a tv in there as well as in the family room without a sound nightmare. We are also having 2 walk in wardrobes and the ensuite will be along the back of the wardrobes. It is hard to explain but if you look at av jennings gallery 265 ensuite/wir.Hubby is a shift worker and we figured if we had 2 doors between the bedroom and bathroom, he won't be woken by the noise of the shower. We are just about to pay our deposit for the Stradbroke 279. We are just waiting on our preliminary estimate to come in. I am keen to see how it is all going and see your changes. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
