I have spoken to some builders, but they all said they could not get to the specific quote without conduting soil test and land survey. I could either ask them to do the survey but I do not get the report should I choose to go with another builder. The block is on a slope and is not rectangular. With surrounding neighbours. Directly on the rear neighbour has already sub-divided to 2 units on the block. Hence I am considering similar. My question is how many types of land survey are there? - countour - boundary - site level - adjoining neighbour - soil test? My intention is to sub-divide the block and share a common drive way (the layout would be similar to a common "battle-axe" type). Could anyone recommend what should I be asking for in the land survey, any specifics so the engineers and architect can start planning? How much does would the land survey cost? Could anyone also recommend any good land surveyor in Melbourne East? If you pick a builder you like, and hand it over to them, it will be the simplest way forward. If you go on your own, these are the steps: Ensure the block meets council regulations, get to know their Development Control Plan, and other planning documents Engage Surveyor to complete contour survey, including boundaries, etc, also mark up common driveway and services easements. Engage Geotech engineer for soil test, and report on slab type required. Engage draftsman, designer or architect to draw up a concept plan for DA approval Submit DA application to council, once approved take concept to builders to quote.
