Browse Forums Building A New House 1 Nov 22, 2007 11:24 pm From my experience, and having spoken to plenty of others who have built with a company as opposed to a small builder, I reckon the role of supervisor should be renamed to coordinator, as that's what they really do.
Having hired an independent inspector (two inspections so far) has been the best thing I've done. The supervisor is a good bloke who trys hard, but given that he's got up to 20 houses to look after, all he ends up doing is booking the trades in advance and popping in now and then to see where the work is up to, to book some more stuff in. That's all he has time for. And not just in my case. I don't have too many defects at the moment (thank God) but the ones I've just picked up should not have been there at all if supervisor only spent solid 30 minutes at my house per week, slowly walking around with a level and measuring tape. But he is there twice a week for 5 minutes - in and out. That's not supervising in my book - that is coordinating... My supervisor was always when needed.
He sorted out builders next door literring our land, organised different things and kept checking the work. when we had our pre handover inspection and saw how he is doing it we resigned from hiring anybody else. We discovered the sink disposer in the kitchen which we didn't wanted (even didn't paid for that) and this was supervisor who organised plumber and cut the new shelf and fit it all. He organised and check the locks, walk through all inspections etc etc. Supervisor is from supervising. His work start at 5am and finishes late evening. He knows the trade and coordinates the scheduled work. "But only unemployed doing no mistakes at work" About subcontractors. Good builder has the same companies contracting out. Getting invoices from the rather than keeping on a payroll makes savings. When you pay less you always compromise sth: quality or materials.
