We are hoping to build on a in Doreen and are trying to buy a block of land but we are buying subject to a soil test which we were advised to do by a builder. We've just had the report back and it's come back as an M class slab. However, on the Site Inspection Report Part b the surveyor has ticked the "yes" box for Known rock site and the "yes" box for - Are there rocks on site. What shall we do? Should we buy this block or should we knock the price of the block down. Any advice would be appreciated. I don't think that you are going to know how much rock there is until you start to build so it is a hard one as to how much is enough of a discount.... Check surrounding blocks - see what their buyers have had to pay in site costs. This might give you an indication.

Our builder H3nley got the soil test done by FMG consulting, so I phoned them up to find out what they thought of the soil test result. I spoke to a really nice guy there and he told me that I would hit rock on the site at about 500 ml and as long as the footings were not bigger than a meter we should be okay. Problem is now I don't know how deep the footings will be as there is some fall on the site Just for those of you who are as ignorant as us about buying a block of land through a real estate agent. You can make the bid for the property subject to a soil test within 10 days which means you can pull out if the result isn't good. Someone also told us to do it subject to finance as well as this is a good get out clause as well. You fill in the bid paperwork and sign the section 32 and appoint a conveyancer. Our conveyancer is charging $500.Our conveyancer told us that we could reduce the bid if we thought we might need to pay more on site costs and arrange to have the amount taken off at settlement (but you must make sure that this is completed in writing by your conveyancer). The fall on the site should not have a bearing on the footing depth [unless you are going to cut the site] If you are going to cut into the site substantially then the soil test should be done after the cut to give a true classification. i.e. an initial class m may not be maintained.
