I'm getting a bit tired of people putting them down. I can complain about little things because I'm building with them, but overall they have been fantastic. There have been many people on this forum who have used more expensive builders and have had much worse experiences than the people I know building with Dixon. Little gripes are fine but telling people who are already building with them to swap builders is a little extreme. They still have to pay their tradies the same as other builders. The reason why they appear cheaper is the lower specifications included.
It seems people only look at a few big name builders like Dixon/Tamawood, Adenbrook, H3nley, M3tricon as though they are the only people capable of building a house. There are some amazing medium sized builders out there who can do custom design houses that are very cost competitive with the big name builders. I would seriously consider building with Metro Homes or Brad MacLachlan Homes. If Dixon/Tamawood offer appalling customer service and no customisation it's because they have so many people lining up trying to build a house that they don't want any more work. If people can't get what they want with Dixon/Tamawood why do they insist on going with this builder? Btw: I was specifically refering to Mike13 and not yourself Jet79. I asked for an estimate of my plan about 4 weeks ago, spoke 3 hours with the lady to explain plan, covenants and council requirements and never heard anything again ... We got estimates from different builders, project and independent ones. The closest estimate was still far far away from what we got now. I also looked for a kithome and tried find a reliable builder to finish it, with no success yet: no pricing (I asked 3 kithome companies) At the end it comes down to what you want to spend and whether you can accept the compromize. I had a look at some of the lowset designs that Metro Homes offer at the moment. 24 squares for $150,950 and 28 squares for $172,950, both with the 'Top 10' inclusions. One of my colleagues was going to build a house that I had designed through the Metro Homes Coomera display. Unfortunately when it came to getting finance he had substantially lower borrowing capacity that he had initially been quoted. We all know, these 'standard' price are just the beginning, just like advertising a car without wheels ... Jet I was talking to a builder that uses Soil Testing Australia and $75,000 in site costs is a complete joke. Even on highly reactive soils site cost should not exceed $15,000 in the absolute worst case scenario. We got to walk around it and it is starting to feel like a house. There were a couple of disappointments re size of the living area (smaller then we thought) but hey you win some you lose some. I wouldn't worry about sizes until the walls go up. My friends thought their WIR was tiny until Dixon put up the walls and now they are shocked how much they will fit in it!
Have you got a rough idea of when it will be finished? Keep the photos coming, I am living my house dreams through you. Still no word from Dixon about our contract I am now focusing that we will have it in Jan. Well I’m happy to report that our roof is on!!! Finally…it felt like forever had gone by and nothing was done. The damn rain in Brisbane was driving me nuts. The roof is colorbond Jasper if anyone is interested. The plumbing has been done. The windows have been delivered and should be put in this week. The electricity is also being done this week as are the baths – it’s all happening. They haven't done any more work today. That's what I hate - all the in between days they do nothing. Think how much quicker jobs could get done if they just worked constantly! Should be about a week for the builder to sign off on it and then in to council. I'm so happy we finally have some movement. As long as I'm in by xmas I will be happy.
