Thanks to all that participate, as peoples opinions, experience and knowledge is always great when shared. My situation is that I am currently looking for the right builder here in Tassie to build me a 24 square house, colourbond roof and sandstone type block work, single storey on my own block of land. I have been reading lots who have had some fairly negative experiences with the larger mainland builders, commiserations to all who had had troubles, something everyone would like to avoid. Here in Tassie the quantity of builders is of course way less so hopefully the building experience will be a little more personal and so hopefully mean that builders will want to do the right thing by their clients, i hope, bad word of mouth here would have greater impact than it would on the mainland as we dont have the numbers. But the reverse of this is that building costs are greater. Building costs for regular type houses are around the $10,000 - $12500 / square mark. My best prices initially are around the $10,000 - $10500 mark.This is with companies that have been operating for a long time and seem to have good reputations. A question I have that I cant seem to get the answer I want is regarding the use of copper as opposed to plastic for plumbing and hardwood oak opposed to pine for structural. That seems quite steep per square - most project builders in melbourne seem to be in the $4500 to $6000 per square. They do of course have the luxury of bulk. I think some builders have pre set processes so when you ask for copper, they may have to source someone with the skill and since it is not something they are familiar, they probably add on a bit extra for the risk. Similarly, if most roofs are made with pine, they have to have them custom made - again more risk and expensive. Basically it is usually substantially cheaper to go with what the masses are doing but that does not necissarily mean that it is the better option. I guess what I am saying is that you can expect to pay a lot more that just the difference in materials costs.
