Browse Forums Building A New House 1 Oct 12, 2010 9:30 pm We want to add an Alfresco to our house plan. We are building with PD and have completed tender but not signed the contract. We got a quote for a 8000mm wide x 2750mm deep for about $9609.00. Does this sound too much or is this reasonable. Or should we consider building a Pergola after completion of the house. Thoughts on Alfresco vs Pergola would also be much appreciated. Tarneit : The Reserve Re: Alfresco cost 2Oct 12, 2010 9:35 pm Assume that the alfresco is under the roofline and includes windows / sliding doors? Re: Alfresco cost 4Oct 12, 2010 9:49 pm It's a large area. The price you mentioned is about equivalent to a garage extension of the same size. It will add value to your home but at a slight premium. It's good and much better than a pergola if you can afford it. Re: Alfresco cost 5Oct 12, 2010 9:54 pm Thanks Eve, yeah can definitely afford it but wanted the general opinion. Cause during the Sales quote stage they said 5400$ for a similar area. Again they might not have taken into consideration the slab costs etc. Tarneit : The Reserve Re: Alfresco cost 6Oct 12, 2010 9:58 pm You may be right there. It's one of things that you really have to do now as opposed to after a house is built. Re: Alfresco cost 7Oct 13, 2010 10:24 am Sounds about right. I built with Henley and to add an alfresco on the rear @ 3500mmx5500mm under roofline and slab was $8500. Building Charleton 283 with Henley. Lunchtime - Are you happy with your dimensions ours is very similar we thought it a bit too narrow but we can only perceive what it looks like in our minds for now Tarneit : The Reserve Re: Alfresco cost 12Oct 14, 2010 5:40 am Hi Rramesh, we have not moved in yet - still a month or two off. But we saw it on a PD Display home at Innisfail estate. We will be extending the paving like they have to open up the area more. PD do have a 'grand alfresco' option - if you have the land it might be worth looking at. Also remember anything under your roofline counts as part of the 'squares' of the house, so i would say its worth it rather than a pergola. When its time to sell, my 29sq home is acutally just over 32sq Re: Alfresco cost 13Oct 14, 2010 6:52 am Lunchtime Also remember anything under your roofline counts as part of the 'squares' of the house, so i would say its worth it rather than a pergola. When its time to sell, my 29sq home is acutally just over 32sq Fuuny though. In the U.S. It's not counted. A 30sq home here is like 20. Re: Alfresco cost 14Oct 14, 2010 9:00 am You'll be glad you've gone for the alfresco definitely - they add a substantial cost, but also substantial value. It probably makes sense to add a pegola if moving into an existing home, but if building new, nothing beats the integrated design of what the builder will provide for you in the end. I extended my roofline only by about 2.25m + 450mm eves and the concrete beneath by about 3.25m (wanted some shade but also some sun to come in) and althought it's early days in the build, I think the pegola route would not have been as satisfying - might be a tad cheaper, but probably false economy... and do you really want more tradesmen in after handover?
