Overall my PCI was fine but with a couple of points of contention. Went well Acherion, like you the main things were paint touchups and the like. The worst things were a broken sewer cover and the drain for our driveway grate wasn't hooked up to the storm water drain. Our SS was a bit of a pain, he got quite annoyed when our independent inspector turned up (claimed he didn't know about it despite my having told our liaison) and he really didn't like my checking of the basin overflows. Final inspection is pencilled in for 10am on 28/4/11 so looks like we should have no problems with being in for my birthday on May 7th. Nothing too bad, some stuff that we saw ourselves but a few things we missed such as scratches on window/window frame/bathtub. The builder is much more likely to pay attention to anything your independent inspector says. We got Alex from Urban Property Inspections to do ours, he cost $460 for the pre-handover inspection. I f you do a search on this site there's a few discussions about independent inspections. http://www.urbanpropertyinspections.com.au Today was fun, now we are approaching handover I thought it was time to buy those promised items for the house, ie dishwasher and new fridge. A trip to The Good Guys ended up with us leaving a couple of thousand plus poorer but it'll be nice to know our kitchen will have some much nicer appliances. We bought a fridge, dishwasher, microwave, toaster, telephone (cordless unit with three handsets), pizza maker and a mixer. The last two were splurge items as we underspent what I had budgeted. Now I'll have to wait and see how my fencing and landscaping budget goes. Fencing depends on our neighbours paying their share, notices were sent yesterday so it's now just a waiting game. For landscaping, I'm going fairly minimalist, need to buy some dirt to top up all the gaps left, most of the yard will just be grass for the moment. My brother-in-law used the pre-grown grass from Bunnings, you buy it by the roll. It's cheap but effective, better than trying to grow a lawn from scratch. So far it looks like only two items have been completed, window rubbers and a scratch on our kitchen cupboard. The mortar has been touched up but is still not finished as set out in the independent inspection report, paint touch ups not down yet and few other items. I strongly doubt that they'll complete everything to our satisfaction by Thursday. Any ideas what happens then? Do we then get re-booked for a Final Final Inspection or do we sign off for them to fix them after handover? We are now booked in for handover/settlement on 2/5/11!!! One thing that is to be fixed is a big scratch on our bedroom window, they were onto it that quickly that the glazier turned up whilst we were still there (inspection started at 10am and we left at 10:30am). acherion Any revision to your Final Inspection date anydnmel? I called them the day I posted this message and went through some of the things that the independent inspection report had brought to their attention. Most of the things are pretty minor, but a major thing is that many of the windows are scratched. This will take time to replace as they are all double-glazed. I received a call from my SS earlier this afternoon and we have booked a date for 10th May for our handover. Can't wait!
