i would just like to know how long each of these steps will take on average for building a new house Slab on Ground -Site Set out -Excavation -Form Work -Vapour Barrier -Bar Chairs -Pooring Concrete Timber Sub-Floor Set-out Excavation Reinforcement Pooring Concrete Setting out Stumps Drilling Holes for stumps Placing Stumps into holes Placing Bearers ontop of stumps Placing Joists on top of bearers Laying Flooring Thanks everyone... any help will be greatly appreciated Re: Need some help with stage 1 (Base Stage) 2Apr 04, 2006 5:33 pm Without trying to sound sarcastic or rude, I too would like to know how long these steps take... and I'm building at the moment with a building company, so good luck with getting an answer that is even reasonably close ![]() Seriously the estimates for one builder can be out by a large factor for another builder. Getting an estimate for any stage from our building is like trying to pull the teeth, and when they do grugingly and reluctantly give me an estimate they vary week to week. And with the way that the building industry is changing so rapidly (at least here in Perth) what is valid today will be all wrong next week. As some sort of wildly inaccurate guide though my block took 3 hours to excavate and bout 4 to pour the slab (which is the part I'm just had completed). But I'm not sure that is what you are after is it, I think you are after the time between each stage, ie to move from one stage to the next. Of course I may be wrong. The excavations were done on a friday and the slab was scheduled to go down 8 working days later (due to a series of frustrating delays it actually took 2 weeks longer then that). Slab on Ground -Site Set out - 1 day -Excavation - 1 day -Form Work - 1 days -Vapour Barrier - 1 day -Bar Chairs - 1 day -Pooring Concrete - 1 day Timber Sub-Floor (assuming brick veneer) Set-out - 1 day Excavation - STrip footing 1 day Reinforcement - 1 day Pooring Concrete - 1 day If brick veneer then you also need to get the base brickwork done either here or after the stumps. My pref is here. Setting out Stumps - 1 day Drilling Holes for stumps - 1 day Placing Stumps into holes - 1 day Placing Bearers ontop of stumps - 1 day Placing Joists on top of bearers - 1 or 2 days Laying Flooring - 1 or 2 days Average house only should be something like this and there is no reason to have significant delays between any day whatsoever. Builders are paid to organise, so no excuses for NOT being organised! you already got the opinion of those on this path.
