Browse Forums Building A New House 1 Oct 07, 2010 5:36 pm Hi everyone, we are new to the site but have found it really useful and interesting so far. We are planning to build down on the Mornington Peninsula, going with Henley and the Lexington Q2. Some of your colours have been fantastic and when we get to the Cosham stage, I will be borrowing a few ideas. We are going to make a couple of changes to the floorplan, mainly taking the bath out of the bathroom and putting it in the ensuite instead. This way we can increase the size of the vanity - we have 2 girls (aged 4 & 2) and I'm thinking in 10 years time they will need the space for their "products" rather than a bath. Anyway, fingers crossed all goes smoothly - although that could be a little hopeful. We are heading over to Henley next week to do the paperwork - any tips from all of you experts?? (you may have already!!) viewtopic.php?f=31&t=5823 Lots of good tips on things you can forget before it's too late!! (It just helped me this week before signing contracts). By the way - Welcome! By now we are up to tender stage, booked in for this Thursday. handmick I was reading your thread yesterday and cannot believe the speed with which your house has taken shape. Hopefully ours is the same. Our land is already titled and the weather should be on our side so only thing will be the council and funding from the bank!! handmick - I noticed (and didn't even consider it wasn't) that the internal insulation was an upgrade. Can you tell me what it cost you to include (if that's ok). so bearing in mind not to sign off until we are happy with all information and inclusions, bring on thursday! cheers Huddo Re: Henley Lexington Q2 - new build 8Jan 03, 2011 6:11 pm Just looked up our insulation was $1,328...for R2.0.... You can upgrade to heavier stuff...but we thought this was enough...yours might be slightly less being Lexxy Q2 or it might be about same if they have put prices up.... Also have you considered extendind eaves....it looks great....good for keeping house out of the elements.... we upgraded from 450mm to 600 mm...at a cost of $1380..... I can't remember all that we added : * Sliding door cavity * Flyscreens throughout * 4 panel internal doors thru out * privacy buttons on loo etcc * Sliding doors to robes * refrigerated cooling * upgrade to 90mm cornice * pot drawers in kitchen * teckno billy highrise sink mixer in kitch * 4 drawers for cutlery ( instead of #) *spa * kubus tapware & mixers ( the square ones) * laundry cupboards * cold water point for fridge * gas point in alfresco * colourbond roof then extra for tiles and electricals such as fan in alfresco..... We did go a bit overboard....but my point is if you need to know the price of any of these just let me know...happy to oblige...although we did our tender in march...hope prices havent risen for you.. We have also asked for a few extras fly screens throughout pot drawers beside upright stove additional drawer in lieu of microwave space (that's going in the pantry) sliding cavity door (to ensuite) remove WIR door tap and point in roof for cooling (we have a friend who installs) downlights in kitchen can't wait, really exciting but terrifying at the same time. I keep reading this forum and thinking we are going to miss something, or they will build it wrong and we won't realise until too late (alot of people on here seem to be tradies and know what to look for). Anyway, only one way to find out I guess (expensive way but we have to have some faith they know what they are doing!!). thanks for your response, will update after Thursday's tender meeting. Not quite to plan as we didn't pay the next installment due to the figure being slightly higher than budgeted for. Speaking to the bank tomorrow to see how it works out. Some ridiculous prices for things added by Henley - retaining wall over $2k, it's 500mm x 14m. Hubby makes retaining walls at work so he knows they are sooo much cheaper than that. doubling handling charge of $500 removed only after we questioned it (for the same area where brickies have to wheelbarrow the bricks in). Crazy - or is it?? What is the norm?? So confused right now, and feeling a bit flat. It think we were a bit naive going into this about additional site and council costs. Bugger!! We have signed off on final drawings today and all materials and labour have been ordered / booked. Estimate a start date in about 2 weeks, water meter is already on the block. unfortunately our camera broke so need to get a new one before anything else happens so we can capture all the goings on. I can't wait.
