Browse Forums Building A New House 1 Oct 05, 2010 11:58 pm Hello everyone, I have been stalking this forum for a few months now and have joined to post about my build with Blueprint Homes. I picked up the building contracts today and am super excited. I am building a modified version of the Platinum MKII in Seville Grove in the Seville Mews. House Plan I have just finished saving the deposit for the mortgage and will hopefully start the build by the end of the year. So far the planning has been great, my Sales Consultant has been really friendly and very helpful. I have a couple of questions though about the contract. I have read a lot about liquidated damages etc if the build goes over the contracted time. I read through our HIA contract (green one from 97) but there doesn't appear to be a liquidated damages section. Can we request that this be added? Also in the section for the builders special conditions if refers to a clause that doesn't actually exist in the contract, should I point this out as it refers to faults etc post build? Next stage is to finalise the selections and colours I'm sure I will have a million questions through the build, hopefully you will welcome me and enjoy reading through my posts. I have a double shower and am considering using the cocoa brown tiles for the floor with them also running up the side wall in the shower up to the window. I would then use half width of the mosaic tiles up each end in the middle for the feature and the white tiles on the ends and above the vanity. Our slab is due to be poured on Australia Day but they still haven't done any of the prep work for the plumbing etc. We have had a delivery of the steel mesh but nothing other than the site scrape has been done. The slab is due tomorrow (Australia Day) so going to go down and visit the site and take some pictures. I went down to visit the site while the slab was being poured as we wanted to put some gold coins into the slab itself. Waited 3 hours at the site and no one showed up. There were builders working in our area today but our guys didn't bother turning up. I'll be writing a nasty email to our CLO as it was only Monday that she confirmed that everything was ready to go for today and she knew we were planning on going down to watch. After yesterday's no show (and our 3 hour wait) the slab was laid this morning. Thankfully my DW was able to place the gold coins in the slab though only in the bedroom area as the front door area had already started curing. They sounded like they had very high standards as they were apparently going around with a laser level to make sure it was perfectly level which was good as we are going to be putting down timber laminate. Unfortunately I was at work and left the camer with my wife while they did the pour and none of her photos turned out on my camera so attached are those pics I took later. Hopefully the slab cures without too many issues occuring with the expected heat for the next few days. I was able to walk on it this afternoon though which was good. While taking pics I met our new neighbours and they are wonderful! Same age as myself and my DW so looking forward to moving in and getting to know them and our other neighbours. Anyway pic time. Alfresco Area Looking Over Living/Kitchen/Laundry Looking Over 2nd Bedroom/Ensuite/Master BedRoom The whole block with Slab We feel lucky as we know of so many people who are upset by the size of their slab on the block but we are very happy. It is actually bigger than what we had in mind so are looking forward for the walls and room to be done so we can see it properly. I have a couple of questions though that I hope a fellow H1 member can help with. 1. How long do you think it will take for the concrete to cure and how long from now do you think we could expect bricks to be delivered? 2. I notice that the edges of the slab are not quite a right angle in many places. The worst is near the master bedroom wall. Is this normal? Also I can see part of the steel mesh poking through in the same pic which can't be good. Should I query this and get them to touch it up? We got bricks, window frames, door frames, building sand etc. The site is now pretty full which is good and so much better than just seeing a slab. I spoke with the SS the other day and he tells me that the brickies should start on Monday/Tuesday Here are some photos. I have emailed our CLO so hopefully they can get it fixed ASAP without too many delays. Looks like brick forklift crushed out kitchen sink pipe, can this be fixed as the damage is all the way into the slab? I met our SS yesterday and he was really nice, just started with Blueprint but gives us the added benefit of having the senior SS also managing our build They are going to be fixing a few issues I came across such as bent window frames and some very minor issues with outer bricks but otherwise the brickies have been doing a really good job. Apparently our SS is quite impressed with their quality and so far I have no complaints either Anyway, here are pics. Hopefully I'll have a similar experience! Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74688 I would never build with Fowler homes.
