From what we have seen so far the plan below is our favourite but there are things about it we would like to change so I wanted to get the opinions of other people before we start discussing details with builders.
For a start the position of the bath would be completely impractical for small children so the bathroom would need restructuring. Any other points we may need to look at? Love the courtyard area, and the rest of the layout too. Bathroom looks easy enough to change around - put the shower behind the loo, the bath where the vanity is and the vanity where the shower is - whallah! I would consider putting double doors so that this area can be closed off as well. I would also consider moving the study / guest bedroom area back in line with the garage to make that area bigger. If the garage is on the boundary as shown on the plan, then it is not possible to do this - I am presuming you can have garage on boundary but must have minimum distance for house walls. You would also cut off the access door at rear of garage. or have I misunderstood the suggestion? EDIT: it also looks like there is a sliding door at the entry to family/meals which effectively means liveing/theatre can be closed off from other rooms anyway. Michelle I think she meant bring it into line with the internal garage/ hall wall where the 'plants are' which seems a better use of space, than just a planter area which wont be used, but a bigger study with cavity sliders so it can be opened up if needed would work better. . that bathroom is crazy with the bath the way it is! lots of room there though to change it like kb said. My main worry was a fire. You have the living areas between you and your kids (the highest risk for fire danger are living areas). Consider what you would need for your fire plan and how you would get to your baby. I think having the separate rooms would be fantastic for the teenage years, but for a young family, probably not so great. Also, my second daughter still wakes a lot during the night. Until we moved I was up and down the hallway for what seemed like half the night going to her! We had her in our room for 6 months but she still isn't sleeping through yet (one next week...). The house we are building has all the rooms together. As the girls get older we will turn the room closest to ours to a study and they can have the next two rooms (separated by a bathroom). We have extended all the bedrooms so it is flexible and we can have a bit of space as they get older, but still all be off the same hallway for fire safety. Also, I worried all the time with having them separate to us that I wouldn't hear an intruder. The worries of a mother!!!!
