My Lawyer advised that as per the land contract, if the builder is not building as per specification, then ULDA may take my land back. Need to know if this is the case with all others (including AV Jennings and AusBuild) or only with AusHome (which may be because AusHome don't build as per specification ?) ULDA have the rights to repurchase back their land if nothing is built within 12mths (minus the admin fees, etc2. it might come down by $3K). However, once everything is approved, the time is ticking for AusHomes. If they dont finish it by the number of days they stated on the build contract, they need to pay some amount per day to us. If AusHomes dont build according to specifications, they are in trouble. Specs are a part of the contract. You just have to be the one cracking the whip!!! Good Luck! We were very satisfied with the timelyness of the build. You may have had a lengthened build time due to extensions of time such as the amount of rain?? Do you guys think that the land value might go up in the next few years? Sorry, we've been pretty ignorant about house and land matters and are really new to this! At the moment, we found that the AusBuild home and land packages are affordable and fiance is really interested especially since it's a freehold property.. |
