On my afternoon drive-by, we received a very nice surprise!!!!!
A lovely gentleman with a big forklift was delivering our roof tiles.

The tilers had been and had installed the supports for the roof tiles, so it shouldn't take them long on Monday to do the big job....we hope???

They have also marked the spots that require underpinning where the frame overhangs on the slab around the house for repair:

Must keep our eye on those, to see how they are repaired. Should receive the report hopefully on Monday.

Might go there tomorrow and give the site a but of a clean up.... the last couple of tradies have made a bit of a mess!!!! :evil:

Re internal and external walls and the sisalation.

You really want to ask the question of you use of the house.

Any walls that share with another area that is not going to be warmed above the ambient temperature - should be insulated.

As gav says - the br wall to garage may have been classed as an internal wall, when really it is an external wall - ie the garage is not a warmed area so you really need to insulate it from the cold air that will be in the garage.

And in my case - I'd actually insulate the garage as well as the bedroom wall that shares with the garage.

In that house, there was no sisalation on that section either and we can't tell if it was insulated with batts??? In speaking with Ian (hubby), he's going to put sisalation AND batts internally into that area as that colorbond area will be more suceptible to heat loss, more so than the brickwork.

Also in regards to the study and b/r2 that share an "internal" plaster wall with the garage, i think that there will be 1.5 or 2.5 batts in there, but we might confirm that with our CSR or S/S....

In this pic from LHS to RHS you will notice the rear garage wall, then BR2, then the study, then the porch area. All of which does not have sisalation but will have batt's:

It's comfort versus - freezing and having high power bills.
So long as you have insulation - that's key with those internal/externally exposed.

OK, so what IS adequate for the BR2 and STUDY walls that are shared with the garage?
Is 2.5 batt insulation adequate within the wall cavities or is there something that we can do to increase the heat/cool retention in those rooms?
I doubt we CAN actually put sisalation there if it is plaster on both sides of that wall?? Can we?? Does anyone know???

Wouldn't that make the plaster sweat???

I know that there WILL definitely be batts in those walls. The question is..... IS THAT ENOUGH????

I don't know if they should have, or the consequences for the plaster, but my builders have put the sisalation on the garage/bedroom shared wall for my house which will be plaster on both sides. I will be using the room as a study so I definitely want it to be warm in there.

Well we went for a drive to our place today to do a bit of cleaning (*sigh*....and so it starts!!!!).... the last few lots of tradies weren't very clean and decided to leave their rubbish all over the inside and outside of the house. So we went armed with brooms to sweep and collect as much rubbish as possible..and clean it up a bit....
This is just one lot of crap that we swept/carried outside:

Anyway much cleaner now...

We also noticed that the overhanging framework had been supported with lintels......they now looks like this:

We also noticed that some of the slab has recently been jack-hammered to allow for the plaster to be installed. It is the wall between garage and study (which has the internal access). it looks like an okay job???:

The one at the front door is yet to be completed though... hopefully that will happen soon and then brickwork can commence.....

P I wouldn't be happy with that mess - surely it would be a hazard for tradies working around that crap??

No doubt we will do the same thing once we get to your stage of the build.

So long as there are batts there P - that is what will provide the thermal insulation.
Maybe Peter from Ausdesign can comment re the need or no need for sisalation on this wall.
But I think it's not needed as it is generally a moisture barrier and the potential for moisture in that shared wall should not be high.

Dy, yep, that rubbish was strewn all over the house as well as food packets, drink bottles, plastic bags etc. etc. etc.
That was only one pile of crap we collected and shoved outside...

The thing is with the wind, the plastic rubbish goes everywhere, all over the block and our court... It is not a nice site to see!!!

Don't stress Kiwi, i do 2-3 drive-bys a day. One before school drop off, one after school and one in the evening because Ian wants to see the house too. :roll:

So i'll be keeping an eye on them... :evil:

If you don't know me by now.... i'll fill you in...... I'M NOT ONE TO KEEP MY MOUTH SHUT AND LET THINGS SLIDE!!!!!! :shock:

Phoenix my comment was not in particular to your place but building in general.

I have no doubt you’ll keep on top of things, which is great. It means things will get identified and hopefully fixed sooner than later.

You do realise you’re not supposed to be on site during construction and all cleaning is the responsibility of the tradies concerned. Your site supervisor should arrange the cleaning of the property and any back charges to the guilty parties.

Like you and several others I spent most weekends cleaning up after the messy trades.

Ooooooooh So excited......

I drove past the house today expecting to see stacks of roof tiles arranged on the roof... what i saw made me gasp!!!

The roof is nearly done!!!!!!!!!!
One day to lay all those tiles...and it's a BIG roof too!!!!!!!!!!

Also met our S/S the lovely "D" on-site (fluke) and he came out to chat while i took some pics... he wants the tilers to be finished laying the tiles today as the brickies are scheduled to re-commence on-site tomorrow. One of the brikies assistants was there lining/measuring the front bedroom section of the house....

Everything is going ahead at full steam!!!!!!!

The front door (slab repair) still needs to be poured.
We recieved the Engineers Report today which i will fax off to Kevin for evaluation and subsequent inspection on-site.

We don't want anything to hold it up, but on the other hand, we want it done correctly!!!

No pics at the moment, will take more tonight and upload later..... i just couldn't not tell you all.....Very Happy!!!!!!!!!!!

I know!!!! The door is there, just waiting and they've kept the front door frame at the neighbours house??? (Also a H3nley - under construction).

How long dies it take to brick a single storey???? A couple of weeks perhaps??? Will wait and see hey????

But not looking forward to the INVOICE that will accompany that stage either!!!!

The bulk of mine took a couple of days Phoenix. Except for the small bits they had to come and finish later. It took a while for them to come back to finish off, I'm guessing because there was only a few hours work left so they squeezed them in when they had a break in their schedule. Having said that, although mine were quick, I have been told that Zuccala have a large team of brickies - a friend who also built with them saw them bricking and she said there were 8 of them on site. So the speed will depend on how many brickies turn up for the job.

Given how quickly they've managed to tile your roof, I'm thinking that your builder uses big teams too, so maybe yours will be quick too

Well as promised, here are some pics:

The tilers didn't get it all done today.....not that they were slacking by any means either.... it was a stinking hot 34 degree day in Melb so i can understand the need for these guys to call it quits for the day. The tiles we selected have a nice shine to them which we preferred over the matt varieties (no offence Matt!!). That and the fact that no one has the same tile profile as us makes us stand out from every other house in the street. I like that. :wink:

The bricks have been stacked around the front of the house and we should see some brickwork to the front of the house tomorrow.
We have 3 brickies i think, well 3 guys worked on our garage and their work is pretty good. Our neighbours house had one older guy working on it and it took him weeks to finish.... So these guys should knock our house over in a week or so i would think...

GO H3NLEY GO!!!!!!!!!!!!!!
