To keep our minds occupied in the mean time we have been busy at home and have decided that in preparation for the eventual move we will need to get a lawnmower. Does anyone have any recommendations? we are tossing up between the Victa Mustang MCA488 with a 7.5hp Briggs & Stratton motor or the Victa Mustang MCA485 powered by a 5.5hp Honda motor, both seem pretty good and are the same price. What a morning! Tired, excited and anxious all at the same time. We received the siting plan and drawings via email last night so we had a quick chance to look through them before our meeting. It was great to see all our changes incorporated in the drawings and to see how the house will sit on the block size wise. Our biggest concern was that the siting of the house was in the middle of the block meaning that there was no room to put in the driveway to the shed and still be in the building envelope, basically meaning that unless we can move it as close to the left hand boundary as possible we won’t be able to go ahead with the Plantation design We raised this with our consultant today and she is going to find out what the chances of moving the house over are. We think this is a good idea, but won’t get it done until we can get confirmation that the house can be moved. There are a few other things we have removed like the sink in the butlers pantry and a feature niche upstairs. We were also unaware that we will need to provide and maintain a watertank for use when the builders are onsite - has anyone else had this? We made quite a few changes and requests for quotes on the proposal given to us, our consultant will be emailing through an updated document hopefully early next week and we can then review it with the aim of having final sign off by early next year. In other news, we ended up buying the Victa MCA485 lawmower from Bunnings last week, it went well on its first run around the yard, we finished literally minutes before the rain set in for the following 4 days...... Hehe, yeah we are wondering how long having just a push mower will last, so haven't ruled out a rideon completely, but it will probably happen after we move in. We've now paid the $400 fee to see what the actual cost will be for the bushfire protection, we will feel a lot happier to get more of a fixed price on things like that. Having the whole laundry/pantry garage area together will be great, I can just walk straight in from the car and unload the groceries in the pantry. We are switching the way that the laundry door opens from the hallway at the suggestion of the presenter, this will mean that any guests walking down the hall from the front door will only see the laundry door if it is open rather than the washing machine etc. I hope your contracts meeting goes well, I think our deadline to sign up is late January but we have asked to see if they will extend that due to the 4 week delay in getting to the proposal stage. Thanks Raleigh We think they are great too, just got to get through these stages and finally start building. We are looking at moving out of our current house and into a rental so that we can move closer to the build as well as getting some tenants established at our current house; it has been our intention to keep our current house as a rental after we moved into the Emporer if possible, after doing some sum's it looks like the better option is for us to move out now and get some extra income from tenants and renting a cheap shack somewhere else. You've got a nice block and a great house...very exciting Thanks, we are definitely getting a bit more excited now after the first new home proposal. It will be good once the results come back from the bushfire risk assessor too, hopefully that will be before Christmas. Your place looks like its progressing along nicely. I like the roof colour, we were tossing up whether to have a dark or light roof - at the moment the light coloured one has won. Tell me about it, we have 3 mortgages at the moment with our current house, equity loan and the land loan, they are meant to be rolling the land and construction loan into one once we draw down on the construction finance and hopefully give a reasonable interest rate discount too. There are a few rentals that look interesting, just frustrating that you have to wait until they have an open for inspection time to have a look. No timber doors or windows (changed to aluminum), mesh security door on the front (timber) door, fire proof evap cooling, 5mm toughened glass windows, and other expected items (sarking, mesh covered vents etc) Its quite a relief - I didn't want to go down the path of fire shutters on all the windows. Ok, so not quite Quasimodo, but you may have guessed we got our rating back for our Bushfire Attack Level assessment back this week, we ended up being a 12.5, which is the second lowest level and is meant to indicate that we are at risk of embers reaching our property, this is a definition from a NSW site, we haven’t found much specific to QLD yet: BAL-12.5 Attack by burning debris is significant with low levels of radiant heat (not greater than 12.5kW/m2). Radiant heat is unlikely to threaten building elements (i.e. unscreened glass). Specific construction requirements for ember protection and accumulation of debris are warranted (Level 1 construction standards). We’re not sure what it will specifically mean for our construction as yet but from reading through the following guide for Victoria we may lose our wooden alfresco doors and have to install bushfire shutters: http://www.buildingcommission.com.au/resources/documents/guide_to_building_after_bushfires_March10.pdf Plantation have sent our proposal back to the designers and the estimation team to see what we are going to have to change to meet the requirements, they have promised going to be sending us a revised plan and quote on the 10th of January. I also found out last week that one of my cousins works at Plantation as an administrator dealing with all the post handover issues, I wonder if we will get assigned to her after the build, this could come in handy….. Some news on the rental front, we have found a tenant for our place; a lady from work who lives in the same area is looking to move somewhere bigger and I happened to mention that we were looking to rent out our place. As luck would have it all the stars aligned and they are going to rent our place from early February, that gives us a month or so to finish our packing and find somewhere to rent ourselves. We are going to be renting our place out as a private rental so luckily no fees for that. I am glad we did pay for the assessment now though, it clarifies one more "unknown cost". Contract signed 56Feb 02, 2011 8:49 pm Big update time from us Where to start??? There have been a few changes to ring in the new year, we are now in a rental property closer to the build (about 20 mins drive rather than the previous 45min) on a 9 month lease so with any luck the build will be complete within a couple of weeks of the lease coming up. We have also rented out our old house to friends from work so there has been a bit of juggling to make sure the mortgage for that is on interest only for tax purposes. On the house build front we had our appointment for the colour consultation and contract sign off on Tuesday the 25th of Jan, which was the last possible day for sign off to fit in the 150 days since the deposit was paid. We had to chase Plantation a little to get this appointment but it went well in the end, the colour choices only took 3 and ¼ hours and the contracts were done in about the same. Construction is scheduled to start late March pending council approval etc. We are thankfully able to keep our timber sliding doors with our bushfire rating and have been given a free up upgrade to hardwood for those. Our colour choices were a little different from our original visit to Cosham but we are pretty happy with them. Overall it didn't really impact us too much and we are glad to have the extra protection in case of any fires.
The placement of the house, pool and shed on the land, the shed has moved much closer to ht ehouse due to the disbursement area of the HSTP, it was orginally 10m from the house and is now 1.5m from the back of the alfresco area.
