Very jealous of all the pretty trees. We're building with Henley in Victoria, and doing the Ascot, which is pretty similar in design to yours, just with a few minor differences. I look forward to watching your build progress Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! I just checked out your build thread, I like the reno's you have done on the place you're selling, I'm sure someone will snap it up. P.S your doggy's are gorgeous. We are contemplating getting one, just not sure if the cat will like it though...... herbiecat I love your spalshback too! We should have a red splashback lovers thread!! Hehe, yeah its certainly going to be a feature of the kitchen, should break up the blackness of the cupboards too. we're thinking of doing 3 red pendant lights above the island bench to match. Re: Henley/Plantation Emperor Q1 in SE QLD 28Oct 17, 2010 5:59 pm Update time again. There has been some progress on the block since last time. We are now fully fenced and we can now see just how big the block is , the soil tests may or may not have been done and we have our first purchase for the new house For the latest update on our journey check out our blog here: http://bellbirdretreat.blogspot.com/ Re: Henley/Plantation Emperor Q1 in SE QLD 29Oct 19, 2010 10:45 am Are you just getting the front of the house rendered (facade) ? I'm wondering if that will look a bit odd, as I've also got a large block where it will be easy to see the sides of the house and it backs on to a reserve, so the house is fairly visible. So many decisions...... So many decisions...... At the moment we are leaving everything facebrick, so it will be that and weatherboard on the facade, we would love to get the whole house rendered but it is another $25,000 that we can't justify at the moment. We have contemplated just getting it bagged but would rather go the whole hog If we manage to get some spare cash rendering would be first back on the list as we think it would improve the street appeal a lot. Hmmm, now you have got me thinking about where we can make cost cuts to make way for the render Re: Henley/Plantation Emperor Q1 in SE QLD 31Oct 19, 2010 11:01 am bellbirdretreat If we manage to get some spare cash rendering would be first back on the list as we think it would improve the street appeal a lot. Hmmm, now you have got me thinking about where we can make cost cuts to make way for the render I'm thinking of cutting out render for now, spending the render $ on more useful changes, and getting the house rendered later. We're going face bricking only as well. Couldn't really justify the big jump up in price for render. We might look into it down the line, but we're happy with just bricks for now Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! Re: Henley/Plantation Emperor Q1 in SE QLD 33Oct 19, 2010 3:57 pm Yes, there are so many other things to spend the money on thats for sure! we figured that as long as we got the facade done we could get the render done at any stage afterwards and we had heard it was cheaper post build. I do wonder if they do a cleaner job when the render is done during the build as they probably have better access to the brickwork. Oh well, We will keep it on the backburner for now I think and spend the money elsewhere. Re: Henley/Plantation Emperor Q1 in SE QLD 34Oct 19, 2010 5:09 pm Hey there - just came across your thread and blog - we have built with the Big P (get the keys on Thursday). Overall been a great experience. Best of luck! Thanks guys, we are looking forward to getting things on a roll. Plantation seem good so far. Congratulations on the handover of your keys,I bet you will be busy over the next few weekends! Your place looks great, we are going with the same double wall oven underneath microwave option too I'd love to know what you think of the Technika appliances once you have used them for a bit. P.S. love your taste in kitchen splashback and cupboard colours Re: Henley/Plantation Emperor Q1 in SE QLD 36Oct 22, 2010 3:35 pm We finally got our soil test results this week, they are dated the 1st of October so it took a little bit for them to be sent through to us. The results were...... M which is good because at least that was the type of soil budgeted for in the quote. The surveyors noted that the site may also be a P in parts "due to trees of potential influence to proposed foundations, existing trees may have caused abnormal soil moisture conditions" The rest of the report was pretty standard, nothing jumped out as being alarming execpt for the trees and a small amount of rock, so overall we are happy with the results and are glad to finally get them. We have also sent thorugh a request to our sales consultant to get some pricing on some options we were looking at and also some proposed redeisgn of the master suite and bed 4 ensuite, hopefully they weill either be no charge or low cost changes. We want the master and bed 4 changed from this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ to this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ which is to have 2 x 720mm entry doors and create a his & hers wardrobe space behind the bed, we are planning on fitting out the wardrobe ourselves with custom shelving and drawers. and this for bed 4 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This change removes 1 door from the hall to the ensuite and rearranges the items in the ensuite. In the laundry we have also asked to add a tall cupboard to the laundry so that it is set out like this: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hopefully they aren't considered big changes and will be accommodated without any issues. Re: Henley/Plantation Emperor Q1 - Soil test results are in 37Oct 22, 2010 3:42 pm With the change to the laundry, to do that here cost around $1,200 I think. We got the option of the extended bench along the wall and no overhead cabinets (Or the broom closet) and that was $800. I know it's a different floor plan and state, but the company is still the same, so i'd think the price should be relitively close Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! Re: Henley/Plantation Emperor Q1 - Soil test results are in 38Oct 22, 2010 5:49 pm Hey Twiggy, We have already added 6 overheads and 3 underbnch cupboards to the NHP doc. We are jsut thinking that a broom cupboard on the end would be useful. So not much of change form the 6 above 3 under we have already asked for. Hopefully not too costly. Building a Plantation Emperor Q1 at Spring Mountain Estate, Greenbank SE QLD ManCave 39Oct 24, 2010 8:30 pm We put down the deposit on a 9mx11m American Barn style shed with mezzanine floor on Saturday, we went with KAM Constructions in Jimboomba http://www.kamconstructions.com.au/index.htm (thanks to emlet01 for the recommendation). We were impressed with the build quality when we went out to the display. Apparently there is another steel price rise on the way so we wanted to secure the price on the design we wanted and were happy to put down the deposit then to lock in the price we wanted. The build for the shed will take about 3 days, but we are waiting on the site plans etc from Plantation before giving KAM the go ahead to apply for council approval etc, so it probably won't be until next year that we actually get the shed started. Another bonus was that they took Visa card for payment, so we are slowly building up frequent flyer points with the house build purchases, I'll get my "free" holiday in the end of the build if it kills me Re: Henley/Plantation Emperor Q1 - Soil test results are in 40Nov 18, 2010 9:52 pm Woohoo! we finally have our appointment date for the new home proposal Thursday the 9th of December is the big day. Finally we feel like something is happening, it will be great to see the siting and plans for the house and get a better idea of costs. The consultant mentioned that they would need to do more research on costs as we are in bushfire zone and they need to check if there are any special requirements we need to meet - hopefully there isn't we don't want to make too many cuts to the current design. Once we have the siting plan we can take that to the shed place to start that application processes for that and maybe get that in before any of the siteworks happen for the house.
