Browse Forums Building A New House 1 Sep 22, 2010 9:50 pm Hi everyone, We got our site test results back today for our land. It came back that we need a m class slab which is included in our contract yeah. However it did have some other stuff that I have no idea about! - class: waffle raft slab "m" - class strip & pad footings "m" - slight to moderate fall - minimum slab freeboard of 150mm - site should have drains installed in 2 spots before construction commences! Any advice or anything would be appreciated Mel Re: Site test results 2Sep 23, 2010 7:51 am I thought waffle and raft were two different types.. so I don't know what "waffle raft" is. My inspector said waffle pod slabs are easier to do right. "slight to moderate fall" is talking about the slope of the block. I have heard some horror stories on prices on drainage. Some people don't have time to do the job right the first time, but seem to have plenty of time to fix their mistakes. It might be easier for you to contact your CSA to run you through a detailed explanation of the results of your site test. This will probably help you get a better understanding of the items listed. Please let me know if I can help you any further. Cheers, Jess Porter Davis Homes Questions? Ahh is all I can say. Explained everything. Not looking good so far & I'm a little shocked, actually very shocked. Site costs looking very high, alot higher than we had planned, so hopefully know more before tender next wk Mel Re: Site test results 8Sep 28, 2010 10:01 pm mel_mox Hi Jess, My sales manager called today. Site costs looking very high, alot higher than we had planned, so hopefully know more before tender next wk Mel Everything about your test results screams STANDARD except for the drains. These AG drains are the easiest to install and should not be any more than $40 per lm. So if you have 40lm of drains this should cost no more than $1600 absolute max!!! How much did they tell you?? Get them to break down the costs. Again, you should not have to pay any extra for a m class slab as it is STANDARD!!! I hate how builders try to screw clients on site costs!!! Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 12320 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37084 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 30233 |
