My hubby and I are at the start of our build and work should start anyday now! I thought it would be a good chance to 'meet' some of you on here and we can throw ideas around each other while we are at it. Only found this website on the weekend so reading everything I can to give me ideas about what we should be doing. I welcome any feedback about buying land and building in Shell Cove. We currently live in Sutherland Shire Sydney but can't afford the very expensive land up here so we are going to make the move and look at the land coming up in next 6 months. Cathy Re: Building in Shell Cove 4Mar 22, 2011 12:45 pm Hi Cathy, Our house will be finshed in about 11 weeks, so I cannot really give you a good indictaion of what it is like to live here yet. I too grew up in the shire, I then moved out to bankstown/liverpool when I met my husband but it's not really me. When we were looking to buy for our family home I knew I didn't want to be in Bankstown/Liverpool and the shire was too expensive. Having a house with a backyard was importannt to us so a unit was not really an option. I can't wait to move in to our house and I am pretty sure I am going to love it at Shell Cove!! Have you been looking at any blocks recently? THere are some nice ones that have just been released down near teh golf course. These ones are fairly level and they have nice views over the mountains and ponds. [i][b]Krissy & Dave Re: Building in Shell Cove 5Mar 22, 2011 3:18 pm Hi Krissy I grew up in the UK but my husband has lived all his life in the Shire and as you said it is too expensive to buy land here so we thought moving south seemed a good idea and it is a lovely area down there close to the beach and golf course. We are looking at the October land release which is just up from the Display Village off Fairways drive which I think will be Vines Avenue and Lakelands Close area according to the map I have. Not sure how flat that we be around there as I have not been to Shell Cove in a few months. Last time I was there they were clearing that area so not sure how far they have got now. How is your house building going. 11 Weeks will be here before you know it. I will have to have a look next time we get to go down to Shell Cove which will probably be in April as my husband is refereeing Oztag down there then. Cathy Re: Building in Shell Cove 6Mar 22, 2011 4:33 pm I am not surewhere those exact streets are, but the ones that are released now is the augusta parkway ones just off the fairways drive. They are really nice! I would assume then that the ones you are talking about will come after these are sold. Have you picked the house company you will build with yet? It's all very exciting.........and time consuming might I add!! but it will be all worth it in the end. I am sure you will find this forum really valuable, I have learnt alot!!! We are building in Killalea Drive and I am looking very forward to summer!!!! We are looking at building with Masterton as I like there Villina 41 House so we will see how we go. Another question, how long did it take for you to buy your land to be able to build. I was speaking to the Land office and they said that you go in a ballot with release which is putting on names in a box and picking them out to see who has first choice of the land. You then put down a $20,000 deposit after 2 - 3 weeks and then settle in 2 - 3 months when they register the land. Is this what happened with yourselves. This is what happened to us: We were on holidays in qld and decided that yes we wanted a sea change, but agreed that qld was too far away from family. So we went down to an internet cafe in Cavill Ave in Surfers Paradise and googled Shell Cove, we realised that they had started to sell blocks up near the beach and we had noticed that there was only one block left in Killalea Drive. We drove down the next weekend and put a $1000 deposit on it. It was right in the heart of the global financial crisis so I don't think many people were buying at the time, in fact land sales were so slow that they were offering a deal where you get $20,000 of the land or a $20,000 woolworths voucher. At this stage we hadn't even got the loan approved, so it was a long wait!! But Craig at the realty office kept ahold of it for us cos he knew we had our heart set on it and that we were serious. It probably would have been a different situation if the GFC hadn't happened. Fortunately for us no-one was buying so we got the block we wanted at a great price. At the time there wasn't much to chose from, I think they weren't clearing any of the land until other parts had sold beause of the GFC. Ours was the last one left in the street. Unfortunately they have torrens title homes next to us on the left and I think that was probably why, but it was still better than the other blocks in other releases. The whole ballot thing sounds stressful! But it might be a ploy to emphasise urgency to heighten people's anxiety and get them to be keen and eager to put those depoisits down?? hmmm....but on the other hand I can see why they would do it. There are some absolutely beautiful blocks selling at the moment down near the golf course - they are to die for..in fact I kinda wish I had waited for them!! That looks totalyl different to the villina in sydney. isn't it amazing how the same house can loko totally different with colours and facades etc! I can't quite remember the floor plan?? No really getting very excited to begin our adventure and moving down . How long till you move in krissy? Cathyp when does your build begin? We actually really loved the villina layout ,especially the upstairs landing for kids,however the changes we wanted were going to be way too expensive so we decided on a custom design ,still waiting on quotes but can't wait to get moving. Last year my husband and i drove around at xmas time and it was sooo nice to see all the kids out riding bikes ,lights up and street parties ,thats what its all about !!! We have been waiting nearly 4 weeks for our proposal and drawings to come through. We extended the settlement on the land to end July so we could have enough time to get organised and good job to with this stage taking so long. Who are you going to get to build your house. We may be building at the same time. I want to move already. Well will have to wait a year before we do so hoping it will be a good 12 months building and not too stressful. We got our keys the other day, timber floors are getting installed this week and once they are done we will go picking for carpet...haven't really had the time to do it...so really have to pull my finger out. We are moving our downstairs stuff in next weekend, and once the carpet is installed we will move all the beds and upstairs stuff in. So we will do it in 2 lots. My brother in law has a truck and is actually a removallist so it is very handy!! So Bkent where is your land? Are you near Cathy or did you buy more towards the shallows? Cathy, how did you go with the Villina? Are you going to build that one? Let me know how you are both going. After so much planning the end for you is nearly here. We decided to go ahead with the Villina and have received our final plans back ready for council submission. Just waiting for final tender to come back and then will be signing contracts maybe in next few weeks I am hoping. The paperwork stage seems to take forever as we have been planning this since middle of April. The builder takes rather a long time to come back with plans and tenders etc. We decided not to rent down in Shell Cove so we will have to travel down on the weekend once the building has begin to check up what has been happening. We are choosing our colours for the tiles, kitchen etc at the moment as well as carpet so should be organised in a few weeks for that as well. We are looking forward to moving to Shell Cove in a years time. Just wish we did not live so far away as would love to visit the site more often. I would like to stalk by block when it starts so if your husband is in the area it would be great if you could let us know when any movement begins. I spoke to the builder yesterday and we are hoping for final tenders by end of week and they think we maybe able to be in council by end of July. So keeping everything crossed for that to be the case. I would really like to be building by September/October so I hope the paperwork starts to move a bit faster. We are building a two storey house ,the concept plans we have had drawn up are more the house on the opposite side to our adjoining fences,we kind of have 3 neighbours along the side as our block is so long so there will be more of a gap between house and western fence and a lot of our joining blocks will be our backyard . We have narrowed our search down to hampshire homes and elmwood homes ,both are custom designing it ,just waiting on the final tenders from both ,then will sit down and hopefully can make a choice . We lived in england for a year in a place called tyldesley its about 25mins out of manchester [my husband played rugby league there] Loved it but ...... We already had decided on the builder when we purchased our block as we liked one of their designs which we changed slightly but it mostly had what we liked. Thank you for keeping an eye on our block as we really have no excuse to visit it at the moment as nothing is happening. It would be good to be building at the same time as we can compare notes and hope that not too much goes wrong. This is the first time we are building so all new to us.
