Well Friday was interesting to say the least. We arrived to find our SS, our CM and the area manager on site. First time we had met or talked to the area manager. Of interest to note, he had read this thread the night before our meeting. Hello to Peter if he has continued to have a gander.

They were quite convinced that they had the cert of occupancy at HO. Considering I had spoken to the certifier at 4.30pm the afternoon before and they said they were going to look into items that they thought they should have details on that I told them about. Namely the slab penetrations for the pipe errors in the powder room.

CM tried ringing the certifier to sort out but they had their show day on Friday so that side of things will have to wait till Monday at least.

We also made it very clear at our meeting last Tuesday that we would not sign the PC if 3 things were not rectified. Those being ducting of our rangehood through the roof (we paid extra to get this done), a missing hot water controller for the main bathroom and a missing down pipe on the side of the house.

None of these items were done. They tried to tell us we were unreasonable to expect them done between Tuesday to Friday. Our problem with this (apart from the fact they are all in our contract) was that we had given the ss/cm a list on May 15th that included the rangehood and hotwater controller listed on it. 3 days - rubbish

So things didn't start very well They even suggested that this was a waste of time and we should rebook the inspection. Hell no. Hubby had taken time off to do it so that was not what we wanted.

We ended up doing the walk through with copious amounts of red dots. Most are paint/plaster issues.

They still talk of there being 10 days between PC sign off and handover. Apparently we signed something at our first site visit back in Dec that let us know this. Have asked for a copy of this. However anything like this we should be given a copy of within 5 days after signing to make it valid.
I take issue with the 10 days because we are ready to settle at 1 days notice. They stop paying liq damages at PC sign off but they are the ones holding up handover.

Apparently they need to do a handover pack. Sorry why do we have to wait for this we are in excess of 30 days past contract did they not think that they might need a handover pack any day now

On a positive side our bath is to be fixed and placed in the centre of the hob as per plan. This entails moving the tap plate to the front of the hob. Not ideal but at least it gets my bath in the right spot. Just think if they had listened at the beginning and put it on the wall in the first place they would have saved themselves all this work

My kitchen island bench is to be replaced and redone with the missing cupboard Will look exactly the same from the outside apart from being 40cms longer. This will take it in line with the doorway on the one side and closer to the fridge space on the other. Will look even better that it does now. This wouldn't be done before handover but they have been advised it must be totally rectified before July 10th as this will be when we move in.
Again nothing has been signed yet as this will form part of the PC sign off.

So again we wait & see what happens this week.

good on you for standing your ground and as the others have said do not sign anything unless you are 100% happy, if it is in the contract and it is wrong or missing thenthey are in beach and MUST remedy the defect.

I am watching all of this with great interest and I DO hope they all read my thread as well because I will not be putting up with nonsense either.

Just not appropriate or professional!

Just curious - why couldn't the builder have lowered the r/hood to avoid this problem ??? Don't tell me, the ducted flue only comes in 1 length ?

I was told by the CM It is actually a rule with regards to the closenest of the gas top. Was told it needed to be 700mm space when I questioned. I wish I had known this before as I would have looked at increasing the height.

The benchtop is CS Osprey. I now kick myself I didn't go to the display earlier. However if M had been upfront when they first became aware of the issue it would have saved them alot of hassle and money.

Still waiting for something in writing. We got our report from our indepentant guy yesterday. Nothing major which is a relief just mostly paint/plaster issues alot we had already picked up. One thing we missed but he picked up was that the man hole lid had been painted shut
(we need a smiley hitting itself in the head with a palm of its hand)
