That's about it to date...I am sure more is on its way! The frame goes up very fast. Bricks take 2-3 weeks, weather permitting. You will ahve the electrical and plumbing rough in next. Seems nothing major. Waiting for an all clear this week. On the brighter side, we have got the scaffolding. Our bricks and roof tiles are here. Re: Terracedale25-Clarendon Homes -Roof Tiles, Bricks and mo 69Sep 07, 2011 10:52 pm Received a call from our SS today informing that they have fixed the issues picked by their building inspector and are now waiting on the inspector and his engineering guys to give the final ok. I can then get my inspector onsite to carry out the inspections. And then Mr. SS informed me that he had been on Red Bull for while and has cruised with the build. Since Sunday, the roof tiles are done, wrapping's done and they have even finished 80% of bricking around the house and has left the bit where the inspector found issues ( garage ) which will be done once inspected. I was surprised, smiling and a bit disappointed. Surprised with the progress, smiling because somewhere in the back of of our minds, we want the keys before the end of this year and disappointed because it left little room for my inspector to find issues if any. Spoke with my inspector who said it was ok as long as the plastering wasn't done. So hopefully all good. Seems this bit of frame (garage boundary) wasnt entirely on the slab. So this is how they have 'rectified' it. Thoughts ?? He was really good. picked up few bits and pieces which I would have never thought of . Anyway, the major one was the frame hanging out of the slab as in the pics above. They will have to fix the entire frame around the garage. Our SS had already told me that he was aware of this issue and are fixing it. Apart from this, there were no major issues with the overall frame. so that was a big relief for me. Ohh, he also pointed out that the wall seperating the garage and the adjoining bedroom wall wasnt wrapped and it should have been wrapped. Need to follow this up with the builder. Just thought I'd introduce myself.. We are looking at building a custom design, but we have also been interested in Clarendon... Keen to hear your experiences with Clarendon and any advice on how to deal with them.. They do seem to get expensive once extras start to get added in - for example poly kitchen seems an expensive upgrade, as are all the other non-standard things.. I cant say for the others, but my experience so far has been wonderful. We are building in Victoria. This is our first home and have learnt a lot so far in our journey. Our Sales lady was really helpful and made sure that she always found time for us on short notices. We had 2 admin ladies so far. Our latest one ( KF) is a legend. She is so helpful, proactive and dedicated. She is always on top of things and really quick to follow up your queries. Couple of things that we have learnt: Make sure that you sort out and negotiate all that you want before you sign the contract. If unsure about anything, ask. I made a few mistakes of assuming things and it bit me later. Get everything in writing as much as you can. I think every builder is the same as far as costs are concerned. Some builders start with low base price and charge for add ons whilst some other will have a higher base price and include all the goodies. I guess if you have a budget set, it will make you easier to short list a builder. In terms of selections, I would recommend visiting their colors selection centre first to check whether they offer everything what you are after. There were a few things which we wanted in our house, but were not available with Clarendon. Like I said, we had no major hiccups so far. And there are always things to be learnt for our next build Hope this helps Good luck ! I have so far found that they appear a little inflexible and pretty set in their pricing (notwithstanding I am still just in the enquiry phas)... for example, I was told that to upgrade to a poly kitchen with improved appliances would be circa 20k!! seems hideously expensive (mind you, I though they previously provided for this upgrade in their Designer Package, which doesn't seem to be the case any longer). This is in victoria. i am not sure where you are building Talking about discounts, I did get few goodies for free. and a few others at good discount prices. Tip: Try to plan towards the end of the month. the sales crew have a monthly target to meet, so you have better chances of negotiating. i am not sure what a poly kitchen is, so cant comment really. maybe you can try approaching other builders and finding out what they would charge for that and use the $$$ number to negotiate with Cl@rendon. They seem to have a decent upgrade package. The upgrage packages are usually a pretty good deal (for instance, for the 5K package you get appliances and carpet etc...you probably could only carpet the house for 5K!). Anyway, what I have found, is that you have to budget on about 1.5 times the base price of the house (including everything from the electricity connection, upgrades and other variations and landscaping at the end). Seems the builder has worked around the frame issue. Still not 100%, but getting there. Will be doing a walkthrough with Mr. site Supervisor this week to discuss the remaining frame issues. Our house has been fully bricked now. All the electricals done, evaporative cooling and heating units in place now. Bath tub's in. Site cleanup planned for this week. Caught up with the Security Alarm guy on our site today. He had a look at the frame and worked out the alarm setup. I agreed with those. The plasterboards and the cornices are here. SS informed me the plasterboards go in this week. Cant wait till weekend to check it out. SS also informed me about the industrial dispute currently going on with Corinthian doors. He said there might possibly be a 3 week delay since they cant paint or do anything (after plasterboards) if the doors are not in place. Strange, they can sure progress using some temporary doors. Might have a word with him. They are also looking at sourcing from other supplier if need be. Lets hope it all works out well.
