not entirely new to this forum, although I thought its time for me to start a new post I am building Terracedale 25 with Clarendon homes in Vic. We finally went for our colors today. Was an exciting experience, although a bit of surprises and disappointments. Thanks to my wife though who kept a leash on me with the upgrades..hehe. Our Colors consultant was really good and the whole process went on really smooth. I did go for a few unplanned upgrades which did a bit of damage to my pocket. Ahh well, its our first home ( thats my excuse to my wife for every upgrade) . I still haven't decided on the Alarms package and now after a bit of research, I guess I am better off doing it later after the handover. Also, my base plan does not have an Alfresco, which is another 7K damage. Although I guess there's no other way to add one later if I want to.. Thinking about maybe Pergola, not sure how much that would cost though.. Does anyone know whether i can maybe build a pergola or outdoor deck area to look something like Alfresco ( minus the overhead roof tiles )??? Would this be a cheaper option?? Re: Building Terracedale 25 with Clarendon Homes 5Sep 18, 2010 9:19 am Great floor plan. The ensuite with the separate toilet is really good. We added an alfresco to our base plan too. For 4m x 4m it was $9k. Of course you can build a pergola afterwards but will you be wishing you had it under the roof line like an alfresco. Im guessing a pergola wouldn't be as expensive at the alfresco addition but it might not look as good as you hope for? If you can afford it now and what it, why not? Will you be posting pics of your colour selections? Where in VIC are you building? NO EXPECTATIONS, NO DISAPPOINTMENTS! They are still building a display home for this one. So most of my Selections were imaginary.. hehe..I will certainly load the pics and my selections sometime over the weekend.. I have spent my weekend so far looking at some pergola and Alfresco designs and looking at whether I can build this later ( have a bit of budget restrictions too at the moment). I tried Straco, an outdoor area 5 x 4 is somewhere around 2.5K..which is huge savings compared to 7k for alfresco. You had a look at my floor plan..I am not really sure how the Alfresco would look like even if I add it from my builder. It still will somewhat like outdoor deck , only addition would be the roof tiles above it.. .I will checkout some more designs and update you soon.. boiselfish, Where abouts re you building?? Internal doors are the same, Taubmans Altair with a glossy finish though. I didnt want to have a contrast color for the internal doors. I am changing my entrace door to MAdison Series - Corinthian and will have it painted to match the timber framed sidelights. They dont stain these series doors Have you got pics of your selections? Nice floor plan. Love the retreat area in Bed1. Massive Bed1. I noticed you have HWS outside your Bed1 wall. Does it get noisy?? I have mine at exactly the same location, and I am concerned it might get noisy if someone is sleeping in Bed1 and the HWS is in use. Detailed one coming soon... We signed our Tender on the 21st Oct. I took like 5 hrs and discussed each and every word in my tender. i was pretty happy with whatever I was presented, a few surprises though All in all, its looking good so far. I revisited my tender after so long now and have a few questions. Anyone out there, please feel free to help me out if possible. 1) What does 'material handling fee' mean with regards to site cost? I am paying like $1500. Does that seem right? 2) Do everyone have to get the 'Report & Consent' from relevant council? $350 here 3) Termite Protection.. I already have Termite Collars to Slab penetration included in my base price. now I am also being charged $980 for Termite Treatment to house perimeter. Any comments here?? I am building in Craigieburn. My land settles in March next yr, can't wait for things to kick off. Your house is great, nice floor plan! We had the HWS right outside our bedroom in our last house. Was only an issue in winter when it was cold and we had pipe hammering. Use to annoy me alittle when hubby would get up before me and shower in the main bathroom so as not to wake me (we had a tiny Bed 1 with an open ensuite), but the HWS would still wake me!!!!
