Am new to this Website. I have recently put in a deposit for a block of land in Epping North. Eucalypt Estate by Stockland. My lot size is 694 m2 29.84m2 frontage -- 29.32 m2 right side and 17.8 m2 in backside. My block is not a perfect rectangle block. 01) Stocklands has promised me of a settlement date of April 2011. Do you all think they will be able to deliver it on time? 02) Not sure What sort of a house I can build on my land? Many builders knock me back saying I cannot build a decent size house ( including PD, Mettricon..etc..,) My friends have told me to go for a private builder who can custom make a design that will fit in my block. 03) Not sure if there is any form of Internet ( ADSL2 / FIBRE optic) and Foxtel connections in my estate. Any thoughts will be welcomed and I would like to hear back from people who have purchased land in this estate. Obviously will vary from estate to estate however. No clue about house sizes, ours was a house and land package! But maybe browse through the main builder websites as a lot of them will give you minimum block dimensions required and see how that goes? viewtopic.php?f=31&t=37229 - our Iris 4! That isn't a lot of help, but every stage can vary, depending on dozens of factors. Ours ran three months behind schedule. The next two stages were right on time. Luck of the draw. At over 600m2, your block is certainly BIG enough, but being an odd size, you'll be restricted as to house design. If you want something reasonably big, you may either have to go for a double storey with a small footprint or a custom design. Keep looking, talk to lots of builders and see what you can find. Is it possible for me to build a small house and have a good sized garden? Not sure about what section 32 of the contract says .....Is it must for me to use 80% of land for building purpose and only leave 20 % land for garden .... need some advice please..... I still need to study my section 32 properly for the frontage and the where I can have my entrance and what style of house I can build on the land..... Good thing about my land is it has no easement...... Where did you build your house. RIVA is one of my favourite model... Its a beautiful house. How was ur experience with Met**con? Can you put a pic up so we can see the shape? I built with PD, but almost built with M'con. M are more flexible if you really need to alter the floorplan a lot, PD are a bit more restrictive with floorplan changes. If you put up a pic of your block and some of your requirements for your house, we may be able to give you some ideas. I leave you to fend for yourself, figure things out yourself. I have attached it on this thread.... Many builders consider it as an awkward shaped lot and I cannot fit a decent size house. I love lot of houses but I think I can only build a 20 SQ.M house in this lot.....SAD..... Dimentions of my lot - Bangalay Rise - Eucalypt - Epping - Wollert - Stockland Frontage = 29.02 right side = 29.24 left = 29.89 back side = 17.88 The above readings are the lot facing the street. Just couldn't settle it due to unforeseen cirumstance. Buut I manage to put in a deposit for 314 Pine park drive . People say - Pine park drive is a busy street and it will be with lots of traffic and resale value will be less due to lack of privacy. Dont know if its safe for kids tooo let me know your thoughts on this...don't know about the Rock under the block too.. right now shopping for house deals and trying to get a contract from builders.
