Browse Forums Building A New House Re: Building in Beaumont Rise? 101Jun 27, 2011 11:15 pm Hi neighbours, mine is on the lower side stage 3. I like to get info about the landscape process, has anyone already at this stage yet? The handover is coming very soon, but I am still struggling with the landscaping thing. Do we need to get council approval for this? Or we can just run the show ourself? The beauty: the house is 1.6m higher than the street level, one of the landscaper said above 1.0m required council approval, meaning the opposite too for less than 1.0m not required approval? Any recommended landscaper? Appreciate your feedback. Re: Building in Beaumont Rise? 102Jun 28, 2011 8:37 am hi.. we are at stage5.. the parkway and is currently doing our lsndscape.. eden brae includes landscape drawing in their building process, thus including the plan for DA approval.. so for us, landscape plan including types of plants have already been approved by council together with the construction drawngs etc.. and yes u need council approval if u are building retaining walls, swimming pool etc.. Re: Building in Beaumont Rise? 103Jun 28, 2011 1:36 pm Hi atelier8, When we lodged our DA the council asked us to provide a professionally drawn landscaping plan. The main reason was because we had objections from some neighbours and we needed to show how we will addressed their privacy concerns with landscaping. I have seen many DA lodged with a simple hand-drawn plan. As for retaining walls if they are taller than 1 metre then they must designed by an engineer. Smaller retaining wall do not require engineer design but may still need council approval. Best is you call the council and ask them if you need to get approval for what you intend to do. DKP. Re: Building in Beaumont Rise? 104Jun 28, 2011 10:46 pm dkp, alanamareeSmum, We bought the drawing for DA approval from Wisdom Homes, but I thought it's merely for approval only to speed up the process, as it was the impression I get, and also under that impression we could change it later. The landscape drawing also shows a plan only without an elevation as our land is not flat. Thanks for the advise, I will check with the council. Re: Building in Beaumont Rise? 105Jun 30, 2011 3:54 pm Ours is with EBH as well but we did not get the Landscaping Drawing & Plan as the developer did not require this. We got about $500 credit on our contract as a result. So I guess we just have to ask the Landscaper to do everything for us (Drawing, Plans, Council and the Work itself). We are hoping to settle Wednesday next week. Fingers Crossed Re: Building in Beaumont Rise? 106Jun 30, 2011 4:26 pm atelier8, it helps to have an approved plan.. one neighbour complained our retaining wall to the council (which hasn't even been done at that time the complaint was made), for reasons we don't know. Council rang me confirming that "we have done everything according to approved plan", I have advised the council person that we haven't even started the retaining wall yet but assured him that we will do only what's on the plan. The council person also told me that he told the person who made the complain that "the council cannot do anything about our retaining wall as it is approved by them". Re: Building in Beaumont Rise? 107Jul 05, 2011 9:34 pm Good luck to you Eoh. Hopefully all goes well. I might try to use the DA approved plan for quotation request to the landscaper and open all ears to their comments. I ask Ecodesign also for quotation to redo the design, will see how it goes. I heard around $900 to draw and doing plant selection. Re: Building in Beaumont Rise? 109Jul 07, 2011 4:58 pm Anyone with wisdom homes? Just curious with meter box, I thought it is made from folded colorbond like the gutter / down pipe. What I got is a gal sheet folded, and painted like my kid's painting. The superv. said its only first coat, hopefully he is right! Also waterproofing connecting bricks and lower roof, its a bit rough. Also waterproofing connecting bricks and lower roof, its a bit rough. It's standard practice with all builders. Re: Building in Beaumont Rise? 111Jul 09, 2011 9:03 am Hi all! Re: Building in Beaumont Rise? 113Jul 11, 2011 12:09 pm May be useful, its a general rule for most installation after handover e.g. clothline, fencing, pergola, etc. http://www.planning.nsw.gov.au/planning ... t_2008.pdf Re: Building in Beaumont Rise? 114Aug 04, 2011 8:58 am Good AM my fellow B.Risers. I hope you are all well. I am shopping around for a Home Phone & Internet Bundle and I thought I'd ask you guys first as to which provider you are with and your feedback on their connection / speed etc... Re: Building in Beaumont Rise? 115Aug 11, 2011 12:57 pm Hi Eoh, Not sure with the rest. I have shopped around and answer still the same. I cannot have internet and phone bundle unless with Telstra. E.g. TPG said the line is belong to Telstra so they cannot even put ADSL2+ (other option is ADSL2+ off net which is more expensive than normal ADSL). Seems it is kind of Telstra territory and monopoly, cause when I went to Telstra shop they said the house is ADSL2+ compatible. Let us know how you go with your finding, would be interested to know. Re: Building in Beaumont Rise? 118Aug 16, 2011 11:42 am atelier8 Morning2! Anyone can suggest TV antenna installer? What is the est. cost? I am also seeking others who would like to install antenna tv and may be I can ask for qty rate, let me know. I just had our antenna installed over the weekend. It is Matchmaster 01MM-DC21A - Antenna VHF/UHF(6-12)(28-40) 21 Element VHF/UHF(6-12)(28-40). They are our client so my boss took care of the cost for me. But when I asked the installer how much he charges nromally Supply (Antenna, Splitter & RG6) & Install = app $400. Depending on your signal you may need booster. In my case, my signall is running at optimal 99% so no booster needed. I can ask him if he can do better price for group supply & install. go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110559 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11033 |
