DKP - we had expected the bank to look at the contract as soon as we passed it over to them (the beginning of our DA). I think we were a bit lead astray by our mortgage broker. So when the approval came through and the bank still hadn't begun the approval of our loan we were a bit shocked. However, it is still worthwhile to try and get all the variations signed off on as craigology said so you can get it all lumped in together. Re: Building in Beaumont Rise? 46Oct 13, 2010 9:42 am The builder will not amend the Fixed Tender Contract to include all the variations. Our bank also did not process our loan until we received our Council Approval. I did not have any issue with my lender in regards to the Fixed Tender Contract Value plus all the variations. We are basically up by around 30K on top of the fixed contract price because of all our variations. I provided our bank our Council Approved Plan (Stamped), Fixed Tender Contract, Variation Details and The Builder's Final Invoice (less our 5% deposit). The only drama was the waiting time as well as the LMI issue. Other than that, it all went pretty well and we are very pleased with the end result. One thing you need to be aware of is the the LVR on the property. The loan amount will depend on the AS IF COMPLETED valuation of the property. Luckily enough, the value of our land has already appreciated. OUR VALUATIONS: Land Value is up by $23K - conservatively Construction is down by $3,000 which we are very happy That is $20K gains. So we went to look at the land this weekend....and yes we now have slab. Tax Invoice from EBH is received. Hope things run smoothly with the bank. We now have all of our bank documentation so just waiting on M to issue final drawings and then sign off on them - hopefully in next 2 days or so. I see they have started the development of the final stage down the bottom of the estate. It will be interesting to see how much those blocks sell for. Re: Building in Beaumont Rise? 50Oct 21, 2010 9:24 pm We have neighbour's objections to our DA! The neighbour notification period is now finished and some have made objections. I don't know yet the full details but they are apparently worried about building height and overshadowing. I am guessing it is from the established house on the South side of our block. As far as I know we comply with the council rules for setback, overshadowing etc, So hopefully this may not be a concern for our DA approval. But the pain is that our DA now has to go to a more detailed assessment process, which takes longer. Existing neighbour who is also from the southside. They protested because our house is 2 storey, Can you believe that? Considering majority of the houses nearby are also 2 storey. From what I've been told by both EBH and the Council, protest is something they have no control of and needs to be dealt with regardless. This could take couple of council meetings. That pretty much delayed our DA Approval by a month or so. And yes, we have been hit with a slight contract price increase but as a result of all the delays - Registration & Council. We are in the process of signing off on orur final plans - there was one small error on the plans which we are hoping can be quickly rectified and then we're done! We are asked to provide a detailed landscaping plan, drafted by a qualified landscape designer. We have to address the neighbours concerns (overlooking) and show that on the landscaping plan. It also does not help that the neighbours raised the matter directly with some councillors. The town planner looking after our DA is very helpful. I heard from Jim they established a residents committee in protest to the development. I remember you were already looking at some landscape design prior to lodgement, did you choose someone in the end? We now have pegs! Hopefully excavation next week. Most of our neighbours now have commenced build so the landscape is going to look very different in a few weeks time. How is everyone else travelling? Jim told me the residents tried hard to oppose the development but couldn’t do much about it at the end. I did not know there was a committee though. We had pre-selected a landscape designer but did not start work on it as we were too busy doing the colour selections for the house. Now is the time! More info on my blog... We are actually also looking around for a landscape designer. We also went to the new Clarendon Dispaly Homes at Parklea over the weekend just to get some idea for our landscaping. I must say, their new designs are so much better than the old ones. Then went to see our construction development and we already have frames up, only on 1st level though. It's starting to look like a house now. For some others (like Aussie_chik) the council asked for a plan after the application was assessed. A hand-written plan was fine though. For us the council is asking a professional landscape plan complying with the council DCP (part D, I think). This is very confusing as everyone I have talked to (in the council and outside) seem to have a different opinion on what is required! Anyway the latest news from the council is that their policy now requires a landscaping plan and they are updating their “DA checklists” to make this clear to anyone submitting a DA. Finally after almost a year since paying for our deposit on the land we have some action. Just to clarify our situation with the landscape plan. We were asked by our CSR to submit a "basic, hand drawn" landscape plan prior to DA. We queried why this was so and were informed they just wanted to give council an idea of hard/soft surface area ratio. It was funny to see our little drawings and colouring in up on the DA search on the website. Anyway, as it turned out this didn't prove to be an issue. This is an unconfirmed story: apparently the land behind ours on Chessington Terrace had a DA lodged for a double storey house. The DA was heavily opposed by the residents of the established houses on the South of the estate, and ultimately rejected. Now that land is restricted to single storey house only. Has anyone heard about this? Could this be true? I also found out that one of the councillors asked if there was a DA lodged for my lot at a council meeting in July. This is weird. I am checking out if this is really about my lot they are after and why...
