Browse Forums Building A New House 1 Sep 08, 2010 10:14 pm Hello all We are new at this, on this site and also subdividing/demolishing. We live in Perth, WA and have a property in Morley. There is a very old house on it that is worth really nothing, but the block is of value. We went through so many scenarios of what to do, to make more money profitable. Does anyone know what sort of costs are involved in demolishing, and subdividing the block that is of 809sq2 into two blocks side by side. We dont know whether its worth to to the following: 1) sell the block as one 2) demolishing & subdividing block 3) demolishing/subdividing and building two houses on 4) repeat 3 and sell one house or both. We went through the "approx costs" that we thought it might be, and only to forget about silly capital gains!! SO this has thrown us right off and we are now confused what to do, we are also aware of that the demolishing costs/subdividing is claimable against tax but all in all, is it really worth it all the effort just for a little amount back. IF you need me to give the scenarios in figures - Im happy to so we can get the best advice. For instance we have 3800sqm and the minimum block size where we are located is 450sqm. You need special dispensation to try anything smaller then that size. Some things are worth waiting for. A good surveyor knows all the councils and what they wish for how they all differ and how to work with them and which ones are a PITA.
