Browse Forums Building A New House 1 Sep 07, 2010 4:45 pm Hoping I can get some advice from some experienced H1ers as I have just got off the phone with our sales consultant and needless to say I am NOT HAPPY JAN. Basically, we bought a House & Land Package. Advertised on the flyer we have, AND on their website for all new packages, is that the package includes "Estate covenants, guidelines & local council requirements" and our provisional quotation has a line for "Estate Guidelines requirements costs (excluding corner treatment requirements, but including part rendered facade, if required), for Iris 4 at MV estate". The only things added to our quotation are remote garage control, dishwasher, telephone connection and underground conduit for telephone connection, otherwise the provisional quotation is exact to the price advertised for the H&L package. We signed our provisional quote on 28th July, the land contract on 31st July. I am aware the provisional quotation is not contractually binding, and I probably should've looked at this earlier, however: We have just received a call TODAY from our sales consultant who has advised that while the quoted ceilings were 2430mm, the estate guidelines is actually 2550mm, and that we will have to pay an extra $2700. I know I do need to talk to the solicitor about this as we haven't signed anything, my question is why isn't this included? They had a copy of the land contract at the office before we even signed it, it was sold as a house and land package FOR THAT ESTATE which included (supposedly) all the estate guidelines, are we required to pay? viewtopic.php?f=31&t=37229 - our Iris 4! Re: Advice please - H&L package and estate requirements 2Sep 10, 2010 5:36 pm Firstly I would speak to the builder and check that you have the package which includes "Estate covenants, guidelines & local council requirements". If so then you shouldnt be paying for increased ceiling heights. If however you dont have that package which inludes meeting estate covenants you will have to pay for everything that is required to meet estate guidelines. It is abit annoying for you that they didnt mention this earlier but land contracts can be very detailed and sometimes items can be missed. I would double check what your package includes and go from there. This was on google.
