Very confused to decide which builders to select as most of them offers various offers but end price is all most same. Can anyone give a any suggestions on which builders are good in terms of service & cost ? I am considering metricon, Nava Homes, Porter Davis etc .... Any one build with any non brand builder ? if so then whats the pros & cons ? Does big brands really worth ? Your opinion will be highly appreciated ! Thanks ! No ONE person here would be able to provide you with the best builder etc. Bigger builders are generally cheaper in the short run. Their volume builders for a reason but they generally are high in inflexibility. Smaller builders a cheaper in the long run. They can't provide a shell of a house at the same price as a volume builder but they are generally flexible. So the reason why I say they are cheaper in the long run and flexible is because they don't charge you exorbitant prices for variations, upgrades and anything outside of a rectangular house. Otherwise, productreview (google it) is a good place to start and research, research and more research on your behalf. That's a good place to start and may help you make a decision. All builders have pros and cons. When we were deciding, it came down to design, the layout of the house was first and foremost the most important. The other thing that helped was the fact that we had eliminated anything from one particular builder because we are renting a new house from them at the moment and it is a really poor quality build and didn’t want to support a company that stuffed us around with getting things repaired. Plus they didn’t have any designs we liked anyway. If the decision comes down to the choice of two, three or more builders, find the one that is better value for money, who has the best promo etc. It’s all a process of elimination, the internet is your best resource, before going to any display homes, we looked at as many designs on the builders websites as we could, we spent months and months looking at display homes, but before that we spent even longer trawling through the internet. It is a very long process and at times quite boring, but if you are going to be putting yourselves in debt for 25, 30 years, you want to make the right decisions. Hi Ronzz, Great question, and it looks like everyone has given you some great feedback. It can be really tough to figure out which home builder to go with. Ultimately, your decision will rest on the design you fall in love with but there are other factors to take into consideration. What are the estate covenants, what is the size of your block, what you are looking for in a house and how does the builder do business? I know it's been said, but it's important to choose a builder that excels in all areas of home building if you want it all. If you choose a builder just because you love their home design, you may hit a few problems when it comes to customer service and the quality of the home, but a builder with a good reputation but no designs that suit you doesn't work either. My best advice is make sure you get a builder that ticks as many boxes as possible. Great design portfolio, quality reputation, customer service, guarantees, extended warranty periods, awards, high energy rating, lots of design options, and of course value for money. Like everyone else's mentioned, visiting a whole lot of display homes definitely helps as it shows you the builder's "best', but end of the day it's really worth talking to home owners and find out about their experiences. And definitely search on the forum as it has wealth of info. Although, from my personal experience I will add that small/medium sized builders tend to mould to your needs and provide more personal and individualised service. I may be biased as we chose not to go for the big companies but it was well worth it for us.
