Building in Acreage in South West WA - Site Photos 5Oct 01, 2010 9:13 am So its time for an update, the soil tests and surveying have been completed and we are waiting for the final costs to be put together by the builder. I am feeling a bit anxious about it so hopefully it will come soon enough. Western Power has given us an $8,000 quote to upgrade the transformer so it can power two dwellings. That amount was not as bad as I thought but its another cost to factor into the budget. Here are some photos of the site where the house will go: View from the lounge/dining area http://img64.imageshack.us/img64/2894/201009300126.jpg View from the kitchen http://img201.imageshack.us/img201/3658 ... 300127.jpg View from the master bedroom http://img137.imageshack.us/img137/8494 ... 300128.jpg Building The Chester with Gemmill Homes My thread: viewtopic.php?f=31&t=38039 Re: First Draft of Plans - Building in Acreage in South West 6Oct 01, 2010 9:21 am Great plans, the only thing I would do is use a caviety slider on the ensuite, we had a swing door open on a shower door in a previous rental and we were alway worried that the door handle would break the shower door it was a real nusience. Cheers Lou http://take2-customdesigndownslope.blogspot.com 07-10-09 omg they have cut the block 14-05-10 we finally have the keys Re: First Draft of Plans - Building in Acreage in South West 7Oct 01, 2010 2:22 pm lovely views. very nice! Re: First Draft of Plans - Building in Acreage in South West 8Oct 01, 2010 3:17 pm Gorgeous plans, amazing views!! Agreed on cavity slider in ensuite. I'd also add in a second vanity in there. Would also change the robe in bed2 to standard robe with sliding doors as per other bedrooms and use the excess space in the corridor to add a BIG storage cupboard! But then, I love storage Assuming north is up? Nice design for utilising sun for warmth in winter =) Re: First Draft of Plans - Building in Acreage in South West 9Oct 01, 2010 3:51 pm Hiya Hump, I hope things are going well for you. Take it from me...the waiting sucks. I don't have any advice on how to make things happen any quicker with them either as nothing we have tried has really expedited the proccess for us. If you want to compare prices at anytime just send me a PM. Great plans! My only comment is about the useable space in the activity room. I can't see how it could be used as a room as such with the two sliding doors and three hinged doors impacting on the wall space. I don't know what your plans are for that area so maybe its not an issue. I think somewomans idea about the storage cupboard is a great one! Fingers crossed your final costings come soon and are favourable Happy, Healthy Free Range Wessex Saddleback Pigs My doom and gloom paperwork nightmare viewtopic.php?f=31&t=32170 Construction viewtopic.php?f=31&t=43653 Re: First Draft of Plans - Building in Acreage in South West 10Oct 01, 2010 4:03 pm Thanks for your comments everyone. Great idea about the cavity door in the ensuite. I don't want a second basin in there, just something else to clean. The words "activity room" should really be deleted. It was a huge space before so we moved a couple of walls to close in the space. The logic behind the area now is the is room to swing a washing basket out of the laundry and more than 2 people can be in the passage trying to get out/in through the sliding doors without being squashed against the wall (hope that makes sense). I also like the idea about the second bedroom cupboard, I was never sure about the way they had drawn it. Will do something about it now! But its going to be Is it a CH OR RBC home Look forward to seeing it being built, good luck Block bought 1st RBC X! 2nd Ventrua,Keeper! It appears to be an internal single brick wall and therefore it wouldn't be possible to have a cavity slider - a normal slider could be done though. The house is a WACB home, based on a RBC design. The words "activity room" need to be deleted the space is basically a large hall/passageway with room to move coming in and out of the sliding doors (this leads to the carport) and plenty of room for moving around with laundry baskets etc. Many thanks for your comments. Building The Chester with Gemmill Homes My thread: viewtopic.php?f=31&t=38039 Building in Acreage in South West WA - Survey Results 14Oct 07, 2010 1:47 pm Well we have had communication from the building consultant to advise the block has been classified as an "M class" block with C5 footings required. We should have costings confirmed by this time next week. Fingers crossed. Building The Chester with Gemmill Homes My thread: viewtopic.php?f=31&t=38039 Re: Building in Acreage in South West WA 15Oct 07, 2010 2:25 pm Thats great that they have come back to you with that info......but be prepared for them to miss their deadline of next week. Excuse my negativity but we have been dealing with them for awhile now and we find it saves a lot of heartache if we just add on another week to whenever they say they will have something to us. We are an 'S' site with C2 footings. Due to us adjusting the angle of the house we have had to have our earthworks recosted, but they were originally in the vicinity of $44,000. Finger crossed yours are on time and in budget Happy, Healthy Free Range Wessex Saddleback Pigs My doom and gloom paperwork nightmare viewtopic.php?f=31&t=32170 Construction viewtopic.php?f=31&t=43653 Re: Building in Acreage in South West WA 16Oct 07, 2010 2:56 pm ours were about that. It included the costing for our wall insulation and septics and leech drains. No idea why the additional insulation came under the heading of site costs but it did. Re: Building in Acreage in South West WA 17Oct 15, 2010 3:08 pm Well well well........Velouria you were dead right! We had a visit from our Sales Rep this morning to bring us the contour plans for the property and our costings!! Guess what didn't arrive.....yep the costings.....at this stage I couldn't care less where the house is going, the cost is all I am after. I asked him to go back to the office and follow them up as we really wanted them today so we had the weekend to have a really good look at them. I am awaiting a phone call...................here we go........ Building The Chester with Gemmill Homes My thread: viewtopic.php?f=31&t=38039 Re: Building on Acreage in South West WA - Its started alrea 18Oct 15, 2010 3:41 pm Oh dear HumpMurp....whilst I am not in the least bit suprised, I do really feel for you and I have everything crossed that this is just the one 'blip' in what will hopefully be a good working relationship between yourselves and the builder. I know exactly how you feel. I can't tell you how many times I have expected something to look at over the weekend only to not have it. With a hubby working 12 hour days, a farm to run and two kids under 3, we only have a limited time to sit and discuss things, so when they miss deadlines it really puts us behind. From our experience with the siteworks I would recommend that you look closely at some of their costings and do some quoting of your own. I am not suggesting do the earthworks yourself, but I would have a close look at the cost of watertanks, pvc pipework and any access tracks. Also make sure they have the correct wind rating (I think we are still doing battle over that one 15 months later). Feel free to PM me when you do get your costs if you have any queries. My angy voice must have worked - yay. Now to sit down this weekend and go over them. Our CA always sends her email responses at around 5pm just as she leaves, so we have no way of querying anything with her until the next day (or most often until the Monday). ** IMO I hope the costs workout in your budget..happy scrutinising Happy, Healthy Free Range Wessex Saddleback Pigs My doom and gloom paperwork nightmare viewtopic.php?f=31&t=32170 Construction viewtopic.php?f=31&t=43653 Ask for references and speak to them.
