We have received an invoice from our builder for the Lock up stage. Just wanted to know what are the things supposed to be finished before we pay the invoice to builder for lock up stage. We went to our lot yesterday and brickies were working up there. Inside, plaster is up, kitchen and bathroom cabinets installed, internal doors are up, archives and skirtings are done. As brickies haven't finished their job yet, should I wait for them to finish and then pay the invoice or there are some other things which needs to be done before this lock up stage. My contract states lock-up is "the same as defined in section 40(1) of the Domestic Building Contracts Act 1995 excluding garage roof trusses on double storey homes excluding garage doors". So essentially this means Quote: “the stage when a home’s external wall cladding and roof covering is fixed, the flooring is laid and external doors and external windows are fixed (even if those doors or windows are only temporary).” If you don't believe the lock up stage is complete, advise your builder in writing and request the invoice be re-issued with new date once the stage is complete (and take a date stamped photo of the incomplete work for your own records in case of dispute). I was just reading through my paperwork and it says that once the bricks, roof and external wall panelling are complete the house is at lockup. Personally, I'd probably wait until they finished the bricking before paying. We got sent a slab invoice, before our slab had even been poured. Needless to say we waited until it had been poured before we paid (which was only 2 days later). We just wanted to make sure that they had competed the stage and that we were happy with the work before paying. Re: What's included at "LOCK UP" stage ? Not paying a progress payment is not going to ensure a better job in anyway. It sounds like as soon as the bricks are finished you will probably be sent the 'fixing stage' invoice too as it sounds like your build is almost there. NO EXPECTATIONS, NO DISAPPOINTMENTS!
